We just took a major step toward revitalizing the long-underutilized property right next to the new $65 million train station in Windsor Locks! The local Planning & Zoning Commission unanimously approved the Special Use Permit and Site Plan for our transformative transit-oriented development (TOD) at 255 Main Street. Led by Trinity Financial, Inc. and designed by Hartford-based architecture firm Amenta Emma Architects, the Windsor Locks TOD project will bring 120 units of mixed-income housing and 4,000 square feet of ground-floor commercial space to Windsor Locks, all while supporting the town’s vision for a vibrant, walkable Main Street. With a total investment of roughly $92 million, the Windsor Locks TOD project will serve as a catalyst for economic growth and an anchor for the north end of Main Street. Today, we welcomed federal, state, and local leaders, along with our financing partners, to break ground on the $56-million redevelopment of 85 Tremont Street in #MeridenCT. Led by Trinity Financial, Inc. and supported by the CITY OF MERIDEN, KeyBank Commercial, Eversource Energy, and state agencies including CONNECTICUT DEPARTMENT OF HOUSING, Connecticut Housing Finance Authority, and Connecticut Department of Economic and Community Development, this transformative project will repurpose the historic Aeolian Company complex into 82 units of mixed-income apartments and remediate a contaminated Brownfields site. Renamed “Tremont Flats,” the project will preserve many of the property’s original architectural details while incorporating important energy-efficiency upgrades. Phase 1 of the redevelopment will transform this 70-year-old public housing community in Worcester's Great Brook Valley into a modern, energy-efficient neighborhood. Mike shared the story behind Trinity’s $71 million transformation of Worcester’s historic courthouse into the Courthouse Lofts, a vibrant mixed-income housing community. Funded primarily through federal and state low-income housing and historic tax credits, the project also received critical support from the City of Worcester for site control and remediation. Attendees toured the Lofts, where original features like judges' benches and jury boxes were incorporated into apartment designs. The Orchard Gardens HOPE VI Revitalization, a transformative 16-acre development in #RoxburyMA, celebrates 25 years! In partnership with the Madison Park Development Corporation, the Boston Housing Authority (BHA), and the Orchard Gardens Resident Association, we delivered 331 affordable rental units across three phases of development work. Alongside the construction of a new K-8 school in the neighborhood, the redevelopment effort featured a new park, six streets, resident association offices, and on-site property management. In the early 1990s, the H.O.P.E. VI Program (Housing Opportunities for People Everywhere) was developed by U.S. Department of Housing and Urban Development to eradicate severely distressed public housing throughout the country. Formerly known as Orchard Park, one of the city’s most distressed neighborhoods, the property received one of the first HOPE VI grants within the City of Boston. And beginning in May 1996, the project involved rehabilitating 126 units, building 162 new townhouses, and converting the historic Dearborn School building into 42 housing units using historic tax credits. By 1999, all units were fully occupied, offering housing across six income levels.
