We specialize in more than just installing a new roof. This client was adding a few exhaust fans and needed them flashed in on his built up roof system. We coordinated with the HVAC contractor and flashed them in the same day they were installed to ensure the building remained water tight with no possibility of a pop up storm causing leakage. Do you think this roof drain actually drains water? I would say no. This is a great example of why a service contract is so important on flat roofs. Drains and/or scuppers are the first place we start when doing quarterly roof inspections under our service contract. Water is the main source of damage on a compromised roof system. Does hail damage flat roofs? It depends. This roof is a PVC roof mechanically fastened over poly iso insulation. As you can see, the hail impacts caused major spidering (cracking) of the membrane. What you cannot see is the damage to the insulation under the membrane. The insulation gets indented, causing potential areas for water to pond, decreasing thickness in the insulation (causing loss of R-value) and an overall decrease in the integrity of the roof system. The addition of a cover board to flat roof systems can drastically reduce the damage caused by hail. This is a great way to protect your flat roof if you are in an area that receives a large amount of hail. This client was having some leaking issues around their roof drains. Upon further inspection, the original caulking that was used had failed and was allowing water to get in around the drain. Our solution was to use MS Repair from 838 Coatings, LLC to reseal the entire area. This will keep the area water tight until we coat the entire roof. MS Repair is a great product to keep on hand for repairs like this. This client has been having leaks for quite some time now. They said a couple of roofing contractors claimed they “fixed” the issue but there was still water coming into the building. After a thorough inspection of the entire roof, we found this right above the trouble area. A major tear in the membrane at an area of high water flow. The previous contractors that “fixed” the issue, caulked this tear in the membrane. This was definitely not the correct way to fix this. This is a great example(unfortunately) of how not to do a TPO layover. The original roof was a gravel BUR system. When the layover was completed, the contractor did not ensure there would be enough slope in the new system. The result is over half of the roof holding 1-2” of water (well after the 48 hour window, apparent from the moss). The only solution for this will be to do a complete tear off to the deck and replace with a tapered roof system to promote positive drainage.
