VanWest Partners is thrilled to offer investors two opportunities to participate in value-add self storage investments, both of which are located in high-growth markets with attractive, risk-adjusted investor return targets. - Investment Offering #1: Jacksonville, FL Property Expansion Project overview: Built in 2021, the current self storage facility is 40,000 net rentable square feet. The planned expansion will add over 28,000 net rentable square feet. Architectural, structural, and metal building drawings have been completed and we are about to submit to the city for building permit review. We expect to mobilize construction crews by the end of September and we're targeting a completion date of early May of next year. Nine miles from downtown Jacksonville, the facility is in a prime location with frontage along Firestone Road. The five-mile population is approximately 190,000 people with average household incomes of $70,000. Since closing, we have decreased our 120+ day delinquency rate by over 23%, and we've increased our monthly revenue by nearly 7% as we implement existing customer rent increases and ancillary income streams, including late fees and tenant insurance. 92% of our existing customer base has purchased our tenant insurance plan, generating an additional $40,400 per year in annualized top line revenue. - Investment Offering #2: Dacula, GA (Atlanta MSA) Acquisition Project overview: Built in 2016 with an expansion completed in 2024, the acquisition is 86,470 square feet of self storage and parking 486 self storage and parking units. Located in the high growth Atlanta MSA, the facility is in a prime location with frontage along a major thoroughfare. Undersupplied submarket with limited self storage competition. ClearHome Self Storage - Longmont Update! 🚀 We're excited to share a post-opening update about our recent development project in Longmont, CO, which opened for leasing last December. The team has been diligently working to enhance our services and provide exceptional value to our customers. Shortly after opening our doors, we introduced U-Haul Rentals as an additional revenue stream, and the results have been visible. Our store has generated additional monthly revenue 4x our initial forecasts. This not only boosts our revenue but also serves as a powerful free marketing resource, attracting new customers to our facility. Moreover, the demand for our storage parking is incredibly high, with unit occupancy reaching 100% in Q2! This strong demand has enabled us to increase our asking rates by 10-15% above the standard market rate.
