    Westmount Square Capital is excited to welcome Hunter Hagdorn as Associate on the Acquisition and Asset Management team to support the company's strategic growth initiatives. His role will deepen the portfolio's efficiency through deal execution, organizational management, and operational effectiveness. Hunter previously served as a Development Associate at The Hanover Company, a vertically-integrated multi-family development firm based in Houston, Texas with over $20B in project capitalizations. During his four-year tenure, he focused on several of Hanover’s site acquisition and development efforts throughout the Northeast, consisting of over $1.5 billion in project capitalization across over 3,500 apartment homes. Hunter is a native of Houston and earned his Bachelor of Arts from Dartmouth College, where he was a letterman on the football team. He will be based in Los Angeles alongside the company's principals. We are thrilled to have him on the team!

    Westmount Square Capital was founded at the beginning of the #pandemic with purpose. The founders, Mark McGregor and Jonathan Tauber had lasting memories of their last experience when an exogenous shock took the financial markets into a frenzy. In hindsight, the #GFC presented a unique opportunity to participate in the recovery of a meltdown. Their commitment was to never let a similar opportunity pass them by. Conversely, the pandemic's meltdown soon became a meltup and since inception, WSC has acquired about 1,300 units of multifamily. Today, the new rate environment presents yet another challenge, and also, an opportunity. Multifamily Sponsors who acquired late cycle, bridge financed, heavy lift business plan multifamily assets are faced with precarious options, as are their lenders. With maturities on the horizon, Sponsors are finding themselves with busted business plans, accruing payables, expensive rate caps to reload, and in some cases, required paydowns - LPs are not willing to throw good money after bad. In many (most) cases, the lenders themselves are impaired. What are the options? We think it's critical that the capital stack remains friendly and finds collaborative solutions. We have those creative alternatives, the capital to rebalance, and most importantly the expertise to turn the assets around.     Distress is a term often used by folks who are looking for a deal. In many cases, it usually identifies a winner and a loser. Westmount Square Capital we pride ourselves on being creative, dynamic, but most importantly collaborative. Our exacting approach is certainly with the intention to win for our investors, but it is also cooperative in nature as to avoid inertia and limit emotion with other parties. When we find multifamily distress, we approach it as a partnership. As an investor, we work with the incumbent owner/lead sponsor to find a swift resolution that achieves our minimum return thresholds while trying to salvage the interests of the deal's stakeholders.    This is the approach we used for our latest distressed acquisition in Jacksonville, FL (two properties/185 units). We really enjoyed structuring this one and our playbook is set for similar opportunities.
