In real estate, the absorption rate is the rate at which homes are sold over a given time period. It's a measure of supply and demand. The absorption rate is calculated by dividing the number of homes sold in a given time period by the total number of available homes in the market. The resulting number is then converted to a percentage. Absorption rates can be used to understand market conditions and adjust terms accordingly. Rates over 20% indicate a seller's market, while rates below 15% indicate a buyer's market. So, even though October's absorption rate of 25.4 was the lowest of any month since January of 2019, it technically indicates we are still in a Seller's Market (it doesn't feel like it though...) What is crazy is the absorption rate from October 2020 of 122.6. An absorption rate about 100 means that homes were selling at a rate FASTER than they were being replaced by other homes going up for sale! Questions about the El Dorado Hills real estate market?
