This week’s Opportunity Zone Outlook, Habitat and Chicago Mayor Brandon Johnson celebrated the grand opening of OC Living this week—a part of the $200 million Ogden Commons Opportunity Zone Project. The celebration also commemorated the groundbreaking for OC Living Phase A2. In other news, Novogradac & Company LLP released a report highlighting how value remains in OZ investments, despite the approaching 2026 deferral deadline on capital gains. Alex Flachsbart, CEO of Opportunity Alabama, notes that current investors are eyeing the Opportunity Zone program’s 10-year hold benefits. Lastly, a proposed $400 million redevelopment of Atlanta's West End Mall is moving forward. #OpportunityZone Outlook: Griffin Capital announced that it has completed construction on The Scottie, located in a Nashville, Tennessee Opportunity Zone. The multifamily community is a part of Griffin Capital’s Qualified Opportunity Zone Fund II. In other news, Pacific Hospitality Group announced it has broken ground on a new four-star, four-diamond hotel in a Phoenix, Arizona Opportunity Zone. The project’s developers are hoping to set a new standard for urban hospitality in the Phoenix area and utilize the project’s OZ status to revitalize the community. Lastly, OpportunityDb has opened registration for its OZ Pitch Day event. The flagship event will take place on November 14, 2024, and allow participants to speak with a diverse panel of Opportunity Zone experts. Arctaris Impact Investors closed a New Markets Tax Credit (NMTC) transaction with Fearless Talent, LLC (dba Fearless Guides), a minority-owned company located in a Baltimore census tract with a 26.4%1 poverty rate.    The NMTC financing will be directed to working capital that will create 50 jobs, all of which will pay above a living wage and be accessible to those without a college degree.
