Job Summary

This position is responsible for supervising and assisting with the maintenance and repair of county buildings, equipment, and fixtures.

MAJOR DUTIES

  • Plans, supervises, and directs the maintenance and repair of county buildings and grounds by performing or overseeing the completion of electrical, painting, heating, ventilation, and air conditioning; prioritizes work assignments.
  • Performs electrical repairs and installations.
  • Supervises and assists with the work of HVAC Technician.
  • Oversees an inventory of maintenance supplies, equipment, and materials; obtains bids; purchases equipment, tools, parts, and materials.
  • Performs minor drafting work to prepare for projects; designs office and storage spaces.
  • Modifies building designs to ensure adequate access for disabled persons.
  • Assists employees with technical electrical problems.
  • Performs a variety of maintenance and repair work as needed.
  • Tours facilities to locate maintenance problems.
  • Plans for future maintenance needs.
  • Develops materials lists for projects, requisitions needed supplies.
  • Maintains records of all repairs performed and equipment used.
  • Remains on-call for after-hours emergencies.

Additional Duties

  • Performs other work as required or when directed by administration.
  • In the event of an emergency, all Camden County employees are considered essential and may be required to perform alternate duties.

Knowledge Required By The Position

  • Knowledge of the standard practices, methods, materials, and tools of general building maintenance and construction.
  • Knowledge of federal, state, and local building codes and safety regulations.
  • Knowledge of electrical, painting, heating, ventilation, and air conditioning, maintenance and repair procedures.
  • Knowledge of CFC reclamation procedures.
  • Knowledge of county purchasing procedures.
  • Skill in inventory management.
  • Skill in supervision.
  • Skill in the use of a variety of power, hand, and bench tools, gauges, and meters.
  • Skill in drafting and reading blueprints and schematic drawings.
  • Skill in estimating the cost of repair work and preparing bid specifications.
  • Skill in oral and written communication.

SUPERVISORY CONTROLS

The Facilities Maintenance Director assigns work in terms of general instructions.

GUIDELINES

Guidelines include county fire, building, electrical, and plumbing codes; EPA regulations; ADA regulations; and county and department policies and procedures. These guidelines are generally clear and specific but may require some interpretation in application.

COMPLEXITY/SCOPE OF WORK

  • The work consists of related technical duties. The variety of tasks to be performed contributes to the complexity of the work. The necessity of working in the presence of staff and the general public contributes to the complexity of the position.
  • The purpose of this position is to perform technical duties in the maintenance of county buildings. Successful performance in this position contributes to the efficient and effective maintenance of those buildings.

  • Contacts are typically with co-workers, other county personnel, contractors, vendors, and members of the general public.
  • Contacts are typically to give or exchange information, to resolve problems, or to provide services.

PHYSICAL DEMANDS/ WORK ENVIRONMENT

  • The work is typically performed while intermittently sitting, standing, stooping, walking, bending or crouching. The employee frequently lifts light and heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.
  • The work is typically performed in an office, stockroom, warehouse and outdoors, occasionally in cold or inclement weather. The employee is exposed to noise, dust, dirt, grease, machinery with moving parts, contagious or infectious diseases, or irritating chemicals. Work requires the use of protective devices such as masks, goggles, gloves, etc.

SUPERVISORY AND MANAGEMENT RESPONSIBILITY

This position supervises and directs the HVAC Technician, Facilities Maintenance Technician, and Equipment Operators.

Minimum Qualifications

  • Knowledge and level of competency commonly associated with completion of specialized training in the field of work, in addition to basic skills typically associated with a high school education.
  • Experience sufficient to thoroughly understand the work of subordinate positions to be able to answer questions and resolve problems, usually associated with one to three years’ experience or service.
  • Possession of or ability to readily obtain a valid driver’s for the type of vehicle or equipment operated.
