Role Overview:

Our Client is looking for a Director of Construction to oversee and manage all construction projects, ensuring they are completed on time, within budget, and to the highest quality standards. This senior leadership role requires extensive experience in construction management, strategic planning, team leadership, and 50% travel throughout the country.


Supervisory Responsibilities:

  • Lead and manage the construction department, including project managers, site supervisors, and other construction personnel.
  • Oversee the recruitment, training, and development of construction staff.
  • Conduct regular performance evaluations and provide feedback to team members.
  • Foster a culture of safety, quality, and continuous improvement within the construction team.
  • Supervise daily operations across multiple construction sites to ensure consistency and quality control.
  • Conduct comprehensive site inspections to ensure adherence to safety standards and project specifications.

Essential Job Functions:

  • Develop and implement strategic plans for construction projects, aligning with the company’s goals and objectives.
  • Manage and execute all phases of capital expenditures related to the general cap-ex, make-ready, and tenant improvements for existing assets and new development.
  • Support the Leasing team by developing budgets for proposed TI projects and detailed scopes of work for lease documents.
  • Support Acquisition team in evaluating new acquisition opportunities and overseeing due diligence process in relationship to zoning, sprinkler, utilities, building condition, environmental, flood zone, and any issue related to the property.
  • Prepare comprehensive scopes of work and manage design and execution of projects such as “value add” conversion projects across the spectrum.
  • Proactively identify and resolve any issues or conflicts that arise during construction.
  • Collaborate with architects, engineers, and stakeholders to refine project scopes and objectives.
  • Facilitate regular project status meetings with clients and stakeholders, providing transparent updates and addressing concerns.

Construction Project Functions:

  • Oversee the planning, scheduling, and execution of all construction projects.
  • Ensure projects are completed on time, within budget, and meet quality and safety standards.
  • Manage project budgets, including cost estimates, forecasts, and financial reporting.
  • Negotiate and manage contracts with subcontractors, suppliers, and vendors.
  • Conduct regular site visits to monitor progress and ensure compliance with plans, specifications, and safety regulations.
  • Maintain comprehensive project documentation, including progress reports, change orders, and inspection reports.
  • Communicate regularly with clients, providing updates and addressing any concerns.
  • Ensure compliance with all relevant building codes, safety regulations, and company policies.
  • Perform other related duties as assigned.

Required Skills/Abilities:

  • Extensive knowledge of construction processes, materials, and methods.
  • Strong leadership and team management skills.
  • Excellent problem-solving and decision-making abilities.
  • Proficiency in construction management software and tools.
  • Exceptional communication and interpersonal skills.
  • Ability to read and interpret blueprints, schematics, and construction documents.
  • In-depth understanding of safety regulations and best practices.
  • Strong organizational and time management skills.
  • Ability to work under pressure and manage multiple projects simultaneously.

Education and Experience:

  • Bachelor’s degree (Preferably in Construction Management, Civil Engineering, Architecture, or a related field).
  • A minimum of 10 years of experience in construction management, with at least 5 years in a senior leadership role required.
  • Experience managing large-scale TI and Cap-Ex projects nationally.
  • Extensive experience with the details of industrial construction and construction management, with a strong understanding of industry standards and best practices.
  • Experience in the real estate industry and renovation of commercial buildings is highly desirable.
  • Professional certification in construction management (e.g., CCM, PMP) is a plus.

Physical Requirements:

  • Prolonged periods of standing and walking on construction sites.
  • Ability to lift up to 50 pounds.
  • Exposure to varying weather conditions.
  • Ability to climb ladders and scaffolding and navigate uneven terrain.
  • Willingness to travel frequently.
