Responsibilities and Expectations:

Revenue Generation:

  • Lead the development and execution of comprehensive property management strategies aligned with organizational goals, focusing on revenue generation and cost control.
  • Drive initiatives to maximize property revenue, enhance asset value, and optimize overall financial performance.
  • Collaborate with finance and accounting teams to analyze financial data, identify trends, and develop actionable insights to drive business performance and mitigate risks.

Budget Management:

  • Oversee budget development, management, and adherence across all properties, optimizing resource allocation and expense management to maximize profitability.
  • Execute thorough budget variance analysis to identify discrepancies, understand root causes, and implement corrective actions to maintain financial health.

Leadership and Talent Development:

  • Provide inspirational leadership and mentorship to a diverse team of property management professionals, fostering a culture of accountability, collaboration, and continuous learning.
  • Promote employee engagement, career development, and succession planning initiatives to cultivate a high-performance workforce and drive organizational growth.
  • Recruit, onboard, and train property management talent, ensuring alignment with organizational values, goals, and performance expectations.

Operational Efficiency and Deadline Management:

  • Ensure that on-site staff manage their time effectively to meet deadlines outlined in the Operations Calendar.
  • Implement standardized policies, procedures, and best practices to ensure consistency, compliance, and operational excellence across the property portfolio.
  • Leverage technology solutions and data analytics tools to optimize property management processes, streamline workflows, and enhance service delivery.

Attention to Detail and Critical Thinking:

  • Exhibit a high level of attention to detail to ensure the accuracy and quality of property management operations.
  • Apply critical thinking skills to assess situations, identify issues, evaluate alternatives, and implement effective solutions.
  • Ensure timely and accurate reporting on property performance, financial metrics, and operational KPIs to support informed decision-making and strategic planning.

Market Leadership and Vendor Management:

  • Stay informed of market trends, competitive dynamics, and regulatory changes impacting the property management industry, driving proactive adjustments to strategies and tactics.
  • Lead market research efforts, conduct benchmarking analyses, and leverage market insights to inform pricing strategies, marketing initiatives, and asset positioning.
  • Establish and maintain strategic partnerships with vendors, contractors, and service providers to ensure quality service delivery, competitive pricing, and adherence to contractual obligations.

Property Management Software Expertise:

  • Utilize property management software to enhance operational efficiency and streamline processes.
  • Experience with RealPage software is preferred, ensuring seamless integration and utilization across the property portfolio.

  • Property Management Software Expertise: Proficiency in using property management software, with RealPage software experience preferred.

Education & Experience:

  • Education: A bachelor's degree in business administration, real estate, finance, or a related field is required. A master's degree or professional certification (e.g., MBA, CPM, RPA, CAPS, CAM) is preferred but not mandatory. NAA Designation preferred.
  • Experience: A minimum of 5 years of progressive experience in property management, including at least 3 years in a leadership or supervisory role overseeing multiple properties or a large portfolio. Demonstrated success in driving revenue growth, optimizing operational efficiency, and delivering superior financial performance in a property management or real estate investment environment.

Physical Demands:

  • Ability to work extended hours and travel as needed to fulfill job responsibilities and meet business demands.

Travel Requirements:

  • Up to 50% travel within the assigned region or market area, with occasional travel outside the region for meetings, training, or corporate events.
