The Position

Rudin seeks to hire a highly motivated, dynamic individual to join the company as Director of Residential Marketing. This role will report to and support the Vice President, Head of Marketing in developing and executing comprehensive marketing strategies and plans for our residential portfolio. The Director will be instrumental in driving occupancy rates, optimizing rental income, and enhancing our brand presence.


To be successful in this role, the Director of Residential Marketing will be an innovative and strategic marketing leader with extensive experience in the residential real estate sector. This person will lead multiple projects simultaneously across various channels, providing clear solutions and options while navigating today’s intricate marketing challenges. They will establish and uphold best practices, create and adhere to brand guidelines, and contribute to the overall marketing and leasing strategies within our residential portfolio.


Responsibilities:

  • Lead the creation and implementation of integrated marketing plans for a New York portfolio of 17 apartment rental buildings, driving strategic marketing initiatives, including website optimization, content management, social media strategy, reputation management, email marketing, and collateral development.
  • Collaborate with Head of Marketing and Head of Leasing to align marketing strategies with business objectives, partnering cross-departmentally and with external agencies to evaluate marketing effectiveness, and adjust strategies based on real-time data.
  • Work closely with the Head of Marketing and Creative Director of Graphic Design to create and maintain a strong and consistent brand identity, ensuring design elements, color, and imagery are aligned with overall standards and strategy, creating a cohesive and memorable visual experience for tenants and prospects.
  • Share responsibility for regional portfolio performance, focusing on reducing vacancies and vacancy time, increasing rent growth and enhancing online reputation.
  • Prepare and present detailed reports on marketing performance, campaign effectiveness, and strategic recommendations to senior leadership and other stakeholders.
  • Partner with property management teams to address ad hoc marketing needs, conducting site visits to support due diligence and curb appeal efforts.
  • Manage work through a project management system, establishing schedules for short-term and long-term projects, planning tasks accordingly, tracking budgets, and ensuring goals and deadlines are met.
  • Develop and manage marketing budget for the residential portfolio, ensuring effective allocation of resources, optimization of spend and tracking of ROI for marketing initiatives.
  • Leverage technology and cutting-edge marketing trends to contribute to and execute strategic marketing plans for each asset.
  • Understand the competitive landscape in the New York residential real estate space to differentiate Rudin in the market and develop materials that are unique and forward-thinking.
  • Provide guidance, strategy, and suggestions for innovation to design and marketing teams with a holistic understanding of the entire creative process.
  • Direct visual design elements and materials for campaigns, lead attribution, tenant acquisition, retention and engagement, broker awareness, product positioning and branding, placemaking and experiential amenitization, advertising, renderings, photography, campaign development and deployment across a robust media mix, creative content development, sponsorships, brand collaborations, and innovative digital marketing and social media deliverables.

Requirements:

  • 7-10+ years of experience in integrated marketing, with strong strategic and creative vision combined with deep understanding of New York residential real estate.
  • Degree in marketing, communications, or equivalent relevant experience.
  • Demonstrated success in developing and implementing successful residential marketing strategies and integrated campaigns.
  • Proven ability to lead, mentor and develop a future team of marketing professionals, fostering a culture of innovation and excellence.
  • Strong data analysis capabilities to drive decision-making related to performance marketing.
  • Proficiency in marketing automation platforms, CRM systems, and other marketing technology tools to streamline and enhance marketing efforts.
  • Skilled in managing and nurturing relationships with key stakeholders, internal clients, influencers, vendors, and agencies.
  • Ability to oversee and guide in-house design and third-party agencies in creating campaign materials.
  • Other skills: creativity, time and project management, problem solving, planning, leadership and exceptional communication.
  • Creative thinker with strong problem-solving skills and the ability to translate marketing objectives into beautifully designed visual campaigns.
  • Detail and results-oriented; creative mindset; ability to multi-task and develop creative solutions, while juggling competing projects in a deadline-oriented environment.


Total Compensation:

  • The base salary range* for this position is $165,000-$180,000 annually
  • This position is eligible for a discretionary bonus
