We are currently looking for a Director, Strategic Operations to join our team in Bloomfield Hills, MI! The Director of Strategic Operations will evaluate and understand operational programs, policies, and processes, ensuring that the organization is performing strategically and efficiently. The Director of Strategic Operations is a self-driven team member who seeks out improvements by utilizing feedback from various business groups and community teams to increase operational metrics. Building strong partnerships and trust to enhance collaboration with all Edward Rose & Sons teams is critical to success in this role. The ability to synthesize feedback and data for optimal collaboration will also be a key driver.

What are the responsibilities of the Director, Strategic Operations?

  • Foster collaboration among portfolio leadership and teams to develop and implement enterprise-wide processes to drive a positive resident experience and optimize operational metrics and key data points.
  • Provide guidance on implementation of metrics, guidelines, and standards by which the company’s efficiency and effectiveness can be evaluated. Partner with portfolio teams to identify opportunities for improvement and complete data analysis to support recommendations for business decisions.
  • Manage a wide portfolio of strategic operational projects, varying in complexity and timelines for completion, aligning with future business goals. Establish and track metrics to evaluate project effectiveness.
  • Provide oversight and implementation of Standard Operating Procedures.
  • Review, analyze, and evaluate business procedures. Partner with key stakeholders to develop an action plan to improve policies and procedures to improve day-to-day operations.
  • Partner with Internal Audit to periodically spot audit enterprise-wide processes and procedures to ensure understanding and compliance so that organizational goals and objectives are met.
  • Effectively develop and implement project plans with internal stakeholders to meet key deliverables, identify business need for projects, as well as potential challenges.
  • Develop strategies meant to assist the business in meeting its critical goals and objectives in the most efficient manner possible.
  • Monitor industry trends and vet partner solutions to improve operational performance.
  • Communicate and explain new directives, policies, or procedures to managers; for major changes, meet with entire operations staff to explain changes, answer questions, and maintain morale.
  • Improve customer service and satisfaction through operational procedures.
  • Lead coordination and communication of efforts among operations, construction, people, technology, and finance teams to ensure alignment and more cost-effective business processes across the enterprise.

Leader Responsibilities

  • Act as a positive advocate of the organization’s strategic direction and initiatives, holding the team accountable to displaying the organization’s mission, vision, and values.
  • Lead and take ownership of team goals and performance by providing direction and oversight to team members, planning, and evaluating the team’s activities and deliverables.
  • Identify personal growth opportunities for team members, with team members.
  • Lead engagement of the team, including participation in action planning related to regular team member engagement surveys.
  • Accomplish results by communicating expectations, planning, monitoring, and appraising performance of team members.
  • Actively participate in the talent attraction and retention process, including interviewing, selecting, orienting, and training team members as the need arises.
  • Provide continuous coaching to team members, counseling as needed.
  • Develop, coordinate, and implement systems, policies, procedures, and productivity standards throughout the team.

What are the role requirements?

  • Bachelor's degree in business or related field is required.
  • Proven experience in cross-collaboration and project management required.
  • 10+ years’ experience in operations is preferred.
  • 5+ years’ experience as a Regional Property Manager or equivalent in similar industry preferred.
  • Interpersonal communication, facilitation, problem-solving and negotiation skills.
  • Experience with process improvement and change management strategies.
  • Self-driven; working with limited direction and supervision.
  • Experience using Yardi Voyager, RealPage, Entrata or related property management software is preferred.
  • Must be proficient with Microsoft Office programs, including data analysis in Excel.
  • Ability to be organized, detail-oriented, and to work effectively in a fast-paced environment.
  • Ability to work cooperatively and respectfully with others.
  • Must possess exceptional organizational and time-management skills, including the ability to balance and prioritize simultaneous projects and tasks.
  • Strong written and verbal communication skills are required.
  • Must present the ability to execute job duties under stressful circumstances such as last-minute deadlines or other difficult situations.
  • Maintains a high level of confidentiality.
  • Must be willing to travel to various locations via air or auto transportation. Travel may make up 40-50% of the time in this role seasonally.
  • Regular attendance, work ethic and strong interpersonal skills are required for success in this position.
  • Must have a valid driver’s license and reliable transportation.
