About the Role:
The Lead Estimator will be responsible for reading and interpreting plans to accurately estimate the total cost of construction projects, including new builds and tenant improvement (T.I.) projects. The role involves performing detailed take-offs, communicating and organizing scope and material lists with vendors and subcontractors, and presenting and handing off estimates to the Project Management (PM) team. The estimator will detail the scope of work for each trade, cost per trade/subcontractor, site services, material requirements, lead times, and develop a critical path for project execution.
Knowledge and Skills Required:
Minimum of 5 years of experience in estimating new construction (ground-up) and large tenant improvement projects within the retail and restaurant sectors.
Expertise in using estimating software such as Estimator360, BuilderTrend, STACK, Procore, ProEst, or other industry-standard tools.
Strong ability to read and interpret construction plans, details, and specifications accurately.
Skilled in comprehensively explaining the scope of work to stakeholders.
Experience in sourcing, vetting, and selecting subcontractors for project execution.
Proficient in negotiating subcontractor and material costs to ensure competitive and accurate bid pricing.
Duties & Responsibilities include but not limited to:
Pre-bid
o Attend pre-bid meetings with ownership and marketing to review bid/RFP details
o Generate bid list for subs and suppliers based on project type
o Distribute invitations to bid
o Follow and track participating subs via phone call to confirm interest
o Review plans and specs
o Create estimate template
o Meet with assigned PM and Director of Construction to review the project
o Attend any pre-bid meetings and walkthroughs
o Compile and submit pre-bid RFIs along with distributing RFI responses and addendums to subs and suppliers.
o Work with PM to determine overall job schedule, phasing, and duration
Bid Day
o PM & estimator review all subs bids for completeness and note any exclusions. Make calls to subs as need to for missing items or information
o Set up in conference room to track sub bids and enter all pricing
o Final bid review with team to discuss final costs and fees
o Submit bid to owner/design team
Post Bid
o Follow up with any owner/design team requested information
o Update bid database with unit/current pricing for future bid/budget info
o If Apex is awarded the project
Project hand off meeting with PM and Director of Construction
Assist with sub-contractor buyout
