JOB DESCRIPTION: Nest Communities is seeking a dynamic and motivated Leasing Agent who has great communication skills, a positive attitude, the ability to adapt quickly to change, and the value of teamwork. As a Leasing Agent, you will be the face of our properties, responsible for attracting and retaining residents through exceptional customer service, effective marketing, and a thorough understanding of our properties' unique features. You will play a crucial role in maintaining high occupancy rates and fostering a positive community environment.

As a Leasing Agent, you will be the face of our properties, responsible for attracting and retaining residents through exceptional customer service, effective marketing, and a thorough understanding of our properties' unique features. You will play a crucial role in maintaining high occupancy rates and fostering a positive community environment.
Key Responsibilities
Prospective Resident Engagement:
- Greet and assist prospective residents, providing tours of the property and highlighting benefits.
- Conduct tours, perform follow-up communication, and diligently pursue lease closings.
- Promptly respond to inquiries via phone, email, and in-person visits, ensuring timely and accurate information.
- Qualify prospective residents for residency and determine their needs.
- Validate application information and references for various housing projects.
- Guide applicants through the leasing process, from application to move-in, ensuring all paperwork is completed accurately.
- Coordinate new residents' move-ins, including obtaining signatures for lease paperwork and educating them on policies and community rules.
- Assist with lease renewals and maintain accurate records.
- Foster positive relationships with current residents, addressing their needs and concerns to ensure high satisfaction and retention rates.
- Maintain a positive and productive relationship with current and future tenants.
- Develop and implement marketing strategies to attract and retain residents, including online listings, social media, and community events.
- Perform unit inspections and coordinate move-in and move-out inspections, addressing any concerns or issues promptly.
- Help facilitate the turnover of all units, including coordinating with painters, cleaners, and maintenance teams.
- Maintain the organization of office files, keys, and systems containing leasing and resident information.
- Assist with administrative tasks such as rent collection and maintaining accurate records.
- Participate in company training, activities, and events.
- Proven experience in leasing, property management, or a related field.
- Excellent interpersonal and communication skills, with a customer-focused attitude.
- Strong organizational skills and attention to detail.
- Ability to work independently and as part of a team.
- Proficiency in property management software (Appfolio preferred) and Microsoft Office Suite.
- Knowledge of fair housing laws and regulations.
- Knowledge of affordable housing rules and regulations is preferred.
- A high school diploma or equivalent and additional education or certifications in real estate or property management are a plus.
- Must have a valid driver's license and reliable personal vehicle to travel between properties as needed.
