The Rollins Real Estate department provides real estate field advocacy, project management, communication, vendor management, and strategic direction for our network of over 700+ leased and owned branch locations throughout the United States and Canada. Our branch locations are flex spaces with office and warehouse components.

The Real Estate Construction Manager is responsible for the execution of construction strategy and oversight across the Rollins real estate portfolio. They work directly with our third-party construction project management team to oversee new buildouts and branch project refreshes, with approximately 40 active projects ongoing at any given time. They are responsible for individually overseeing minor construction and facilities repair projects as needed. The Real Estate Construction Manager oversees projects through all phases of the construction lifecycle, with a focus on vendor management and coordination.

The Real Estate Construction Manager is expected to provide corporate real estate expertise and serve as a trusted real estate advisor to internal stakeholders. They ensure that all construction issues are addressed to meet internal stakeholder business goals, as well as compliance with company and department policies, standards, and practices. The Real Estate Construction Manager acts as a key coordinator between business groups, third party vendors, and associated project teams to ensure compliance with company real estate requirements. They work with Real Estate Department leadership to provide construction guidance and expertise to document processes, tools, and strategies for departmental implementation. The Real Estate Construction Manager travels to individual project locations to provide project updates and site audits.

They also assist internal stakeholders with developing annual financial capital and expense real estate plans to include forecasting design, construction, and associated vendor costs. They assist with identifying opportunities for cost savings and service improvements. They provide strategic advice and benchmark data to best assist stakeholders in advancing their real estate plans.

Responsibilities

You Will. . .

  • Partner with third-party project manager to oversee construction process for new buildouts and branch refreshes, ensuring all projects adhere to business standards
  • Individually oversee ad hoc construction and facilities repair projects as needed
  • Review project plans and suggest revisions as needed, ensuring compliance with standards, code, and budget
  • Oversee vendor coordination and manage vendor contract, payment, and reporting processes
  • Moderate weekly project calls and utilize project management software to maintain project data and documents, generate reports, and provide analysis
  • Manage the relationship between the Real Estate Department and internal stakeholders for all construction projects
  • Serve as the escalation point for issues experienced by operations, landlords, and vendors. Resolve issues in a timely and professional manner providing excellent customer service
  • Coordinate with various internal departments regarding real estate matters including Accounting, Finance, Risk Management, Legal, Environmental, etc
  • Work with Risk Management and Legal to review and negotiate vendor agreements
  • Create, review, and submit for approval real estate related capital expenditure requests (CERs) and invoices to include the lease transaction, the purchase of FF&E, and any construction
  • Work with internal stakeholders to create and document construction processes, standards, and templates
  • Assist with special projects and other duties as assigned
  • Expected travel is 25%

  • Work Environment: This role is based at our corporate headquarters in Atlanta, GA (Buckhead/Midtown area). Opportunity for hybrid office and home-based working arrangements once onboarded with 3 to 4 in office days are required.

Qualifications

The Experience You Will Bring (Minimum Requirements):

  • BA/BS in Real Estate, Business, or related field with relevant work experience
  • 3-5 years in commercial real estate managing office or industrial construction projects on the construction, project management, or end user side
  • Minimum 3 years of significant experience with review of construction documents, project scheduling and budgeting, value engineering, and internal and external stakeholder communication and administration
  • Familiarity with commercial lease terms and their impact on construction projects
  • Demonstrated success handling a significant number of commercial real estate projects across various geographies
  • Strong understanding of commercial construction terms, processes, documentation, vendors, and industry trends
  • Understanding of key commercial lease and legal terms and their application and implications to the construction process
  • Must possess financial acumen for reviewing construction project estimates and invoices and the ability to track large project spend
  • Strong computer skills including Microsoft suite of products, Monday.com, and Costar or equivalent lease and project management software
  • Strong written and verbal communication skills as well as presentation skills
  • Strong negotiating skills
  • Must be able to interact professionally at all levels of the organization and provide excellent customer service
  • Strong organizational skills in managing multiple projects and tasks simultaneously
  • Strong problem solving and analytical skills, judgment, and personal initiative and can work with little direct supervision
  • Ability to build strong internal and external relationships using effective verbal and written communication skills
  • Ability to recognize and act on opportunities; adjust direction when situation warrants
  • Must be able to interact professionally with all vendor partners including landlords, brokers, contractors, etc. and hold them accountable for expected outcomes
  • Preferred proficiency with AutoCAD/Revit
  • Preferred involvement in relevant corporate real estate industry group (CoreNet, NAIOP, IIDA, IFMA, etc.)

Physical Demands / Working Environment:

  • We require the ability to pass a drug screen and background checks. Candidates must have the ability to perform the requirements of the job with or without accommodations.
  • This is a hybrid role based out of our Atlanta, GA Home Office. Candidate is expected to be in-person a minimum of three (3) days per week.
