Position Overview

The Real Estate Project Manager plays a crucial role in managing and driving the real estate operations and expansion strategies for a network of franchise locations. This role involves developing and executing growth plans, collaborating with franchisees, managing lease negotiations, and ensuring successful real estate initiatives aligned with business objectives.

Key Responsibilities

Real Estate Strategy and Planning:

Implement a comprehensive real estate growth strategy to support franchise expansion goals and market presence.

Evaluate potential real estate opportunities for new locations, considering market trends, demographics, and feasibility.

Maintain and evolve territory mapping strategy in collaboration with the Franchise Development team.

Franchisee Collaboration

Educate franchisees on real estate needs and requirements.

Guide franchisees in site selection and lease agreements.

Facilitate weekly meetings to drive progress in Letters of Intent and Lease Signings.

Site Selection And Due Diligence

Conduct market research and site analysis for optimal new locations.

Perform due diligence on potential sites considering visibility, accessibility, and local regulations.

Support multi-unit franchisees in meeting development schedules.

Lease Negotiation And Contract Management

Review and analyze LOI and lease agreements for compliance with company standards.

Market Analysis And Trends

Stay updated on real estate market trends and industry developments.

Financial Analysis

Evaluate lease rates and franchisee proforma.

Relationship Management

Build relationships with real estate professionals and stakeholders.

Collaborate with internal teams to achieve company goals efficiently and ethically.

Reporting And Communication

Provide regular updates to senior management on real estate initiatives.

Qualifications And Requirements

Bachelor's degree in Real Estate, Business Administration, or related field.

Experience in real estate management and lease negotiation, ideally in franchising.

Strong understanding of commercial real estate trends and market analysis.

Excellent negotiation, communication, and interpersonal skills.

Project management skills with a focus on timelines.

Familiarity with legal aspects of real estate and leasing.

Ability to travel as needed.

Real estate license (preferred).

Note: This is a remote position with travel required as necessary for meetings and industry events.
