We are looking for a thorough Residential Maintenance Technician to undertake the responsibility to preserve the good condition and functionality of premises. You will perform maintenance tasks of great variety such as painting, landscaping etc.
A Maintenance Technician is a thorough professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly, with a minimum of three years maintenance experience; solid understanding of commercial and residential buildings mechanical systems, general plumbing, general electrical knowledge. Scope includes:
Interior/Exterior Building Walks
Lawn Mowing
Change Light Bulbs
Replace Light Ballasts
Unit Turns: Paint, Light Cleaning, General Maintenance Fixes
Change Out Door Handles
HVAC: Filter Changes, Belt Changes, Coiling Cleaning, Troubleshooting, T-Stat Adjustments
Electrical
Plumbing: Minor leaks, change out sinks, troubleshoot
Cleaning: Vacuuming, Light Portering
Painting: Exterior/Interior
Keys: Maintain Key Log
Door Adjustments
Fire & Life Safety: Replace Smoke Batteries, Check & Troubleshoot Panel
Bid out/Engage Vendors
A solid work history, professional appearance, superb customer service skills and clean driving record are also required. Must have reliable transportation and be willing to travel through out Metro-Milwaukee area. This position will also involve a rotation of on call/after hours emergency responsibilities. Position requires ability to stand for long periods of time, lift up to 50 lbs independently, and work out doors in all weather conditions. Additionally candidates must be comfortable working on hand held phone device, and responding to work requests via email.
The goal is to maintain the buildings and common areas in the best possible condition.
Requirements
Must be comfortable with technology, such as a smartphone or tablet to utilize work order systems
Knowledge of general maintenance processes and methods
Working knowledge of tools, common appliances and devices
Manual dexterity and problem-solving skills
Good physical condition and strength with a willingness to work overtime
