The Senior Real Estate Manager is responsible for all aspects of real estate negotiations and related property management issues for portfolio of approximately 400 locations. Responsible for greenfield development of new build locations in assigned territory.

Essential Functions:

Portfolio Management

  • Manage all aspects of real estate negotiation for existing portfolio of approximately 400 locations, including negotiating lease amendments, lease renewals, lease buyout and termination agreements on favorable business terms so that the company’s position is strengthened and improved.
  • Draft lease amendments using company approved forms for negotiated lease renewals and modifications and ancillary agreements as needed.
  • Regular presentations to the company’s executive leadership team on renewals, buyouts, market strategy and amendments, including preparing presentations.
  • Serve as main business contact for landlords in assigned portfolio and as liaison with landlords and internal partners, including the field team.
  • Interpret leases and ancillary documentation for internal partners including but not limited to Risk Management, Lease Accounting, Real Estate Tax, Project Management Office, Operations and Facilities on CAPEX projects and repair and maintenance issues.
  • Work closely with Finance on lease renewal pro formas to ensure alignment on company financial objectives.
  • Work closely with Legal on issues to reach resolution.
  • Handle all property management matters to resolution in assigned portfolio in collaboration with Facilities.

Greenfield Development

  • Responsible for critical aspects of real estate strategy, including site selection, due diligence, and project management in assigned territory.
  • Negotiate letters of intent, development agreements, land purchase agreements, lease agreements and all related ancillary documents, including access easements, storm water agreements.
  • Work closely with Construction, Finance, Legal, Operations and other internal partners to execute approved sites on scope, schedule and budget.
  • Demonstrate expertise in assigned markets by monitoring competition activity, growth trends, demographic changes, and real estate availability.
  • Regular presentations to senior management on strategy and progress, including tours of prospective sites with field operations and senior management.
  • Develop, maintain, and manage broker, landlord and developer networks to support company’s strategic growth.

Minimum Job Qualifications:

  • B.A. in Real Estate, Finance, Business Administration or related field; Juris Doctorate, MBA or graduate degree preferred
  • 10+ years of progressive experience in real estate negotiation, documentation and strategy
  • Excellent written and verbal communication skills
  • Ability to lead cross-functional teams in a fast-paced, dynamic environment.
  • Strong negotiating and drafting skills.
  • Domestic travel up to 15%
