As the Vice President of Real Estate and Construction for Spencer's, you will be integral in shaping our physical presence and facilitating our expansion into new markets. You will be responsible for a portfolio of over 700 stores and the full real estate life cycle of 40 to 60 new and relocated projects per year. From site selection, leasing negotiations, construction to store openings as well as portfolio renewals and facilities management. Your strategic vision, business acumen, and leadership skills will contribute significantly to the company's overall success and growth.

As the Vice President of Real Estate and Construction for Spencer's, you will be integral in shaping our physical presence and facilitating our expansion into new markets. Key Responsibilities
Real Estate Strategy and Planning:
- Develop and execute the company's real estate strategy to support Spencer's business objectives and growth targets.
- Identify and assess potential markets for new stores, considering demographics, competition, and overall feasibility.
- Conduct thorough market research and analysis to determine the best opportunities for expansion.
- Lead the site selection process, considering factors such as foot traffic, visibility, accessibility, and lease terms.
- Negotiate favorable lease agreements with landlords and property owners, ensuring terms that align with the company's interests.
- Oversee all aspects of the construction process, from planning and design to project execution and completion.
- Collaborate with architects, contractors, and construction teams to ensure quality, cost-effectiveness, and timely delivery of projects.
- Monitor construction budgets, schedules, and resources to ensure projects are completed on time and within budget.
- Lead a high-performing team of real estate professionals, construction managers, and support staff.
- Provide guidance, mentorship, and development opportunities to enhance the team's capabilities.
- Lead the development and management of the real estate and construction budget and forecasts.
- Maintain effective communication with executive leadership, providing regular updates on real estate and construction progress and performance.
- Collaborate with various internal teams, including operations, finance, and legal, to ensure alignment and support for real estate initiatives.
- Proven experience as a real estate leader in the retail industry, with a strong track-record of successful execution of mall and off-mall (strip center) strategy.
- Excellent leadership and team-building abilities, with a history of leading, motivating, and developing teams.
- In-depth knowledge of real estate market trends, site selection criteria, and construction best practices.
- Exceptional negotiation and contract management skills.
- Strong financial acumen and the ability to analyze data to inform decision-making.
- Exceptional communication and presentation skills, with the ability to interact with stakeholders at all levels.
- Experience in managing multiple projects simultaneously in a fast-paced environment.
