Day 3/30, #masstimber costs. One of the most common questions I am asked is if mass timber is more or less expensive. It’s an incomplete question. Compared to what? The #AscentMKE superstructure cost $43 per square foot, shipped and installed. That was 2020. Those prices are much higher today, estimated at $55-70/SF. This will never be competitive with stick frame, or even light gauge steel. But it can compete with concrete and structural steel. The next question is, where? Concrete prices very significantly from market to market because concrete supply and labor is hyperlocal. In California, it’s well over $100/SF. In Denver, it’s probably around $55, in Dallas it’s likely around $40, in Ohio and Pennsylvania, it’s higher. And so on. Mass timber, on the other hand, is much more static (subject to shipping costs covered in my first post). Also (see pic, taken by Nate Vomhof) Ascent is a mass timber hybrid, so we have to add the cost of the cores to get a true superstructure cost. This is one of many adjustments that needs to be made in the mass timber versus alternative calculation to get to a true cost comparison. To be covered in a subsequent post…
