A Third Of WeWork's Vacated Locations Have Found New Tenants... Since 2016, WeWork has vacated 8.9M SF of office space across the US, according to an analysis by CoStar Group. Of that, about 3M has been re-leased, often to coworking competitors. The coworking giant has renegotiated more than 80 leases globally since the process began. Of the roughly 90 tenants that have signed leases for WeWork's former locations, 902K SF has been taken over by Industrious, Studio by Tishman Speyer and IWG plc, which operates the Regus and Spaces. offices | co-working | meeting rooms. brands. The office of the future is more a network than a place. Ran into it again today: a business using the same exact address as a coworking business (including the suite number). All, that's a baaaaad thing; either the business or the coworking space will get their Google listing suspended. Coworking space operators: you need to be clear to your tenants about their use of your address. If you offer individual offices, tenants of those spaces need to use the office number in their Google listing. Tenants of community desks or similar are usually not eligible to to the business's address. Businesses: if you work from a coworking space, you need to have your own dedicated space, have visible signage, and have the ability to receive clients during your stated business hours. And be sure to use your office number on your Google listing; not doing so can take you and possibly the space down.

It's not just that WeWork has had a challenging history. It's that almost all #coworking spaces, WeWork's and otherwise, are far away from where people live. When the biggest barrier to returning to the #office is the commute (see national statistics), promoting offices and coworking spaces in central business districts (far from the suburbs where most people live) is shooting yourself in the foot. This is a big reason my team and I decided to take the residential approach — turning local homes into amenity-equipped workspaces. What this does is create a vast network of workspaces that can be as close as your neighbor's guesthouse-turned-office. Hyper-local is the #FutureOfWork. Ok so you are a landlord that is setting up your own coworking space whether it be solo or with a partner. Now you have to figure out how to blend in tenant prioritisation into the way that flex space is operated. Ensuring your tenants are taken care of and never turned away due to the coworking business prioritising profitability all the time.
