Pro Leasing Tip: In this very competitive office market, I try to stand out since I know the tenant is touring many buildings. When I tour with a tenant 3,000 SF or more, I often ask the property manager and the owner (if local) to join me. If I know the tenant will need tenant improvements I also ask the landlord's contractor to join us. It is very impressive that the landlord's team came out to meet the tenant. Years ago, when I was on the landlord side, I would have our space planner there for tours. The space planner would ask the tenant for their requirements and do a tissue drawing right there for the tenant on the tour! That would often get the tenant more interested in our space/building because you take it a step further and show them how they can use the space. Now you know some of my leasing strategies to get buildings leased.
