Hi, my name is Aziz from Exp Realty and I'd like to discuss the 12 steps involved in purchasing residential real estate within Ontario. The first step would be to do your research. The second step is when you'd want to get your credit check to understand your financial situation. The third step is to find a real estate agent. Will get back to that after discussing the other eleven steps. Now the real estate agent with the help of the credit check would be able to assess your situation better and advise you for your best. Course of action. The 4th step to get would be to get a pre approval on the property. The 5th step would be to find a property. The 6th step would be to place an offer on the property. The 7th step would be to apply an A mortgage on that particular property. Because a pre-approval gives you an idea of how much you can afford. A firm commitment is what you're looking for when you apply for a mortgage on the particular property that you're purchasing. The eight step would be to perform an inspection on the property. The 9th step would be to hire a lawyer and to review your documentation. The 10th step would be when you waive those conditions. Typically the timeline between getting your offer accepted to waiving the conditions is anywhere from 5 business days to 10 business days. The 11 step would be a final walkthrough through the property, ideally a day or two before your final closing, and then the 12th step would be to do the final closing on your property.
