Did you know that tucked away above the ceiling in apartment blocks, there are complex networks of pipes at work to provide services to each apartment? This photo is from our New Kent Road project; showing the ceiling void and the planning required to coordinate the many services required; the boosted cold water (white pipe), entering the apartments and heading to the HIU (heat integration unit); the internal cold water (blue pipe) servicing the domestic taps; the low-temperature hot water (which will be looped into the silver hooks); and the ventilation duct-work (shown at the top of the photo). It is generally recommended that 1 square foot of free vent area be provided for every 150 square feet of ceiling area. Proper ventilation will help to keep the house cooler during warm weather and extend the life of the roofing materials. With proper ventilation, the attic should be within 10-15 degrees of the outside air. I had 97° in the attic with a cool 58°-61° outside temp, no bueno. The builder told me this “new construction” attic will have foam insulation so the vents would be covered. I reminded him that this much heat causes humidity and could rot the decking beneath the foam unknowingly. Protect your timber frame site 🚧 With the weather conditions becoming more harsh as we enter the winter months, we may be faced with high winds, heavy rain on site as well as site closures over the festive period. How do we ensure that the timber is protected? Here are just some of the things we do and advise site managers to do: ✅ We ensure all materials are covered when they are delivered to site ✅ We will cover all cavities with a water resistant membrane as to not allow water to soak into cavity wall insulation at each level ✅ After heavy rain, it is good practice to sweep off the flooring to avoid water ingress ✅ Should excessive water remain on the floor deck, the drilling of small outlet holes to allow the water to transfer down to the structural slab should be undertaken ✅ We advise site operatives to cover all loose/unfixed materials at the end of their working day ✅ Where possible, site management should ensure the roofs are felt and battened as soon as handed over to promote water-tightness. Directional Signs and Exits are critical as they indicate lines of travel to areas of safety during emergency situations. NFPA exit sign requirements indicate that the signs must be atleast 4" high and centred horizontally on the door at maximum of 18" high from the floor. Ventilation of Staircase Enclosures: The staircase enclosures on the external wall of the building should be ventilated to the atmosphere at each landing. 2. A permanent vent at the top of the staircase enclosure is necessary. This vent should have an area equal to 5% of the cross-sectional area of the enclosure. 3. Additionally, openable sashes at each floor level on the external walls should be provided. The area of these sashes should be between 1% to 15% of the cross-sectional area of the enclosure.
