This helps us accurately determine condition, moisture content—visually inspecting to identify problems and potential problems with flashings, substrate, deck, drain and drainage, wall caps, and adjoining walls. COMPETENCE The Jackson family have been in the roofing business since 1920. We have been specializing in commercial roofing since 1984. ACR1 has received multiple awards from BBB for being complaint free. We offer tear-offs, roof-overs, repairs, coatings, and maintenance agreements across our primary trading area. The owner has been hired as an expert witness in roof-related legal proceedings. Our biggest source of business are referrals. We are very familiar with solving complicated roofing problems. QUALITY ACR1 offers a one-piece seamless, monolithic roof that eliminates the biggest problem areas that most roofs face. Flashings are another trouble area that is solved by the roof system being self-flashing. We can easily flash around any pipes, curbs, 90- degree angles, and corners. We can adapt to any situation on the roof. Our highly trained estimators quote the roof. Our quality assurance department follows with pre-construction inspections to verify and stage the job. Then the quality assurance department supervises the production of the roof, followed by a final walk-through inspection. We also support our work by applying our detailed leak-through warranties. PRICE ACR1 purchases raw materials from the refinery and brings it to our plant in Muncie, Indiana and Waverly, Florida. We then mix the materials creating an asphalt mastic that forms the base for our roofing system. Since we manufacture our own material and invest in high production equipment to apply the roof; we can offer a top-quality product at a very economical price.

Last week my buddy called me and said he had a 3am thought about roofing and why service & maintenance makes sense from a core level. This is what happens when you spend 3 decades living commercial roofing. I’m not sure, but this feels like a sign for us all to run while we still have time… Legend says it won’t help though, this industry is a black hole and none of us are escaping 😂 we probably should make the best of it. I took his shared thoughts and did my best to break it down. Let me know your thoughts. On average a commercial roof lasts approximately 25 years. If all roofs were replaced at this rate, it would mean 4% of roofs need replacement annually. (Here is the math for you skeptics - 25 years / 100% of roofs = 4%) So, according to the law of averages, 4% of the commercial roofs you inspect will actually and legitimately need replaced. However, even with exceptional sales skills, a roofer might close only 50% of those roofs needing replaced, which means 2% of the total roofs you inspect will become closed replacement deals. Here’s where it gets interesting… While only 4% of roofs need replaced per year, the other 96% need maintained. So, according to the same law of averages, if you’re also closing maintenance deals at 50%, you would strike a deal on 48% of the roofs you inspect. 100 Roofs Inspected = 2 Roof Replacements 100 Roofs Inspected = 48 Service & Maintenance Agreements Let’s keep digging… Comparing gross margins, repairs and maintenance offer significantly higher returns. Typically 30% for reroofs, 65% for service repairs, and 80% for maintenance. For the big picture, we can typically expect to do about a $4 in reroof work for every $1 we do in service, so In a $5 million revenue company, with the revenue divided up as $4M in Re-Roof & $1M in Service/Maintenance, you’ll notice something interesting. $5M Top-Line Revenue $4M reroof @ 30% GM = $1.2M GP $1M service. At 65% GM = $650K GP This means, despite Service being just 1/4 of the work, IT CONTRIBUTES TO OVER 50% OF THE PROFT due to higher margins. Last little mind bender: If you were aiming for $4 million in reroofs at an average of $200K per roof, it would require inspecting about 1,000 roofs (4 roofs/day). If you inspected the same 1,000 roofs, you end up with approximately 480 maintenance and service contracts. Just a little food for thought.

Being a Certified Professional Inspector with Mike Holmes Inspections means providing much more than just an inspection report. At Mike Holmes Inspections, clients are encouraged to attend during the inspection, ask questions, and learn about the systems in their property. Knowledge is power, and we're thrilled when we can educate someone about the systems in their (potential) home. The job doesn't end once the report is issued. We take the time to schedule follow-up calls (or virtual meetings) ensuring our clients understand the content of the report as well as the recommendations therein. One of the most common questions we hear is "why." In the case of the image shown, why are the shingles worn out on some surfaces and not others? Asphalt shingles are covered with granules that, amongst other things, provide UV protection for the asphalt or fiberglass core. Granule loss happens as the roof ages (generally speaking more rapidly on the south-facing side), exposing the core and eventually leading to failure. Other contributing factors could be lack of venting, poor insulation, or simply shingles that are not meant for this type of application (almost vertical installation). Some options we might recommend would be to replace the damaged sections (as the rest of the roof was in serviceable condition) or to remove the shingles and consider a more durable exterior finish like vinyl or aluminum siding. If shingles are the preferred option, we'd make sure to recommend that the product used was designed for this type of application, as not all shingles are the same.
