Delighted to learn that planning permission has been granted for the redevelopment of the Hendrewen Hotel, Blaencwm, Treorchy. The development by Martin Roberts - Property Expert includes refurbishment and extension of the existing hotel building to provide a bar, restaurant and new kitchen facilities. A new block will accommodate a village store at ground level and 6 rooms as tourist accommodation above. The site has no off-street parking and concerns were originally raised that the parking demand generated by the scheme could cause problems on surrounding street. Acstro Ltd undertook a series of parking surveys to demonstrate that there was ample spare capacity available to safely accommodate the expected parking demand.

The iconic Quy Mill Hotel & Spa, situated in the rapidly growing Cambridge tech cluster and in its own grounds adjacent to one of the busiest junctions of the A14 is up for sale. And local planners have already sanctioned plans for a significant expansion to all the main areas of the complex, which is set on 11.6 acres. Councillors this year backed plans to almost double the number of guest bedrooms to 98 and massively increase the capacity of the restaurant from 36 to 200 covers. Cambridge agent for the deal, Jamie Green of DTRE LLP, says the Quy Mill Hotel and Spa represents a rare opportunity to acquire a superbly positioned, trading hotel with significant, consented development potential and located in one of the UK’s most sought after investment areas. The complex is set in the grounds of a former mill which can trace its history back to the Domesday Book. The property is principally arranged around the historic Grade II Mill House. Detached from the main building are a series of converted barns housing the majority of guest bedrooms, spa and health club; the grounds themselves include landscaped gardens, riverside nature walks and jogging trails. The property also features extensive car parking and a helipad – and there are plans to develop 63 EVC points. As a developed entity in the Green Belt on the eastern edge of the city, the site is considered suitable for alternative uses, subject to planning. Full article – https://lnkd.in/efKV34Pz

The Hotel Refi is CLOSED. The work it took to get here is already fading in the rear view mirror and the goal, since the beginning, is falling into place. With this major hurdle cleared it’s now onto renovations, including insurance repair, coordinated around trenching and duct work for what’s coming next. On-site consumption will work, it will come down to how well it’s paired to another revenue source. I applaud everyone in this niche space who’s making an effort to normalize consumption by building licensed space. I am building mine in an old hotel, with a fortuitous address, and that’s in an urban core but was still somehow far enough away from any restrictions to be a suitable location. It’s all just a puzzle, and many look the same, and some have more pieces. This one has some pieces. But look close and you’ll see only a few more remain. DM with any interest in seeing our one page for a raise as we begin final construction. There is room to still be on the wall listed as a co-founder of the first licensed consumption lounge attached to a hotel as an amenity.

How DID we secure planning permission for a change of use from hotels to apartments for a grade II listed building? The hurdles for changes to protected buildings is high as is the loss of hotels in a county where policy identified that there is an under-provision of hotels. In the case of our development in South and Vale Council in Oxfordshire, we were able to communicate that the present hotel use was not viable (it is possible to have the right use in the wrong place, right?) and our design proposals achieved the change of use from hotel to apartments WITHOUT CHANGING THE EXTERNAL APPEARANCE OF THE BUILDING AT ALL. Do you own land or heritage buildings that are struggling for viability? Speak to us to find out if we can secure Planning Permission for you.
