Engaging a project arborist from the start of a development ensures that the site's natural assets, especially trees, are integrated into the architectural vision. Following AS 4970-2009 best practices, arborists help retain trees within the site plan, offering crucial reports like preliminary assessments, arboricultural impact assessments, and tree protection plans. Planning Success!   On behalf of our client, Raybridge Studham Ltd, DLP Planning have secured planning permission for the mixed redevelopment (including the demolition of existing buildings) of a previously developed, Green belt site to deliver a mixed development of 9 residential dwellings, multi-use office space and associated landscaping, parking, vehicular access and associated infrastructure at Milebarn Farm, Hemel Hempstead Road, Dagnall.   The scheme, which was initially rejected, evolved through a comprehensive, iterative design process. The development, which makes effective use of previously developed land and reflects the footprint of the existing development, was carefully designed and master planned, based on an organic layout, in keeping with local landscape and settlement type/character.   In addition to providing mush needed housing, the development will also likely result in a similar or higher employment ratio and address the visual impact of what previously was a declining site.   The project team comprised DLP Planning, CASS, SDD, Aspect Ecology, Aspect Landscaping, Aspect Arboriculture, Groundwise Searches Ltd and Soil Environmental Services Ltd.   #PlanningPermission #Approval #Planning

Breaking news! We are delighted to announce that our Selby Centre and Bull Lane Park project, for Haringey Council, has been granted planning approval. The new Selby Centre and Sports facilities will form part of the transformation of Bull Lane Playing Fields into a local hub for leisure, sports and community use. The new park is an opportunity to create a new community asset, which both Haringey and Enfield residents will benefit from. A key priority for the park is to balance the provision of sporting activities with wilder and biodiverse areas to ensure all types of people and interests are catered for. The Selby Trust and Haringey Council’s vision for The Selby Centre is to provide a new home for this important civic space which has long played a significant local role. It provides a place for local businesses, organisations and people to come together and to share, learn and participate. The new centre will enable activities to spill out into the landscape and allow local people to reclaim and use this urban green space which has become physically disconnected from nearby homes. It’s also been a massive team effort over two decades that has drawn in members of the LDA Design team from EIA specialists to masterplanners, landscape architects to environmental planners and ecologists. And now to the good news … it has just secured #planning approval! 👏 This news has made it a really special end to the year for us and for everyone that worked so hard to make this happen. We've spent some time analysing our project statistics recently. A very worthwhile and interesting exercise. In the last 4 years, our planning team have worked on over 105 Class Q planning projects. With that level of knowledge and experience we believe The Rural Planning Co is well placed to help not only our clients but other rural professionals should they need specialist planning advice. We are incredibly proud of our success rate and recently achieved another successful planning approval for a Class Q barn conversion, located on the edge of the Herefordshire border. Led by Hannah Moule, this project will breathe new life into a previously underused space. Our architectural technologist, Nadia Amietszajew MCIAT, has meticulously designed the conversion of this historic Dutch barn into three new dwellings. The design of the conversion has been carefully considered to maximise the use of the space available and ensure the practicality and functionality within the living areas. All within the stipulations of permitted development. Changes to Class Q permitted development rights came into effect on May 21st of this year. The rules now allow for conversion of agricultural buildings into a maximum of 10 dwellings, each with a maximum floorspace of up to 150m2 each, with a maximum cumulative floorspace of 1,000m2. This talk will be given by Pippa Brashear, RLA, Resilience Principal at SCAPE Landscape Architecture DPC. Abstract: Widely considered a model for climate-adaptive nature-based infrastructure, Living Breakwaters is a $107 million project that provides a layered approach to resilience and risk reduction — enhancing physical, ecological and social resilience along the South Shore of Staten Island, NY. The project consists primarily of 2,400 linear feet of nearshore breakwaters—-partially submerged structures built of stone and ecologically-enhanced concrete units— that will break waves, reducing storm damage and erosion on shore, and provide a range of structured habitat for oysters, fin fish and other marine species. The Living Breakwaters concept was developed by a large, multi-disciplinary team led by SCAPE as part of a winning proposal for Rebuild By Design, the design competition launched by the U.S. Department of Housing and Urban Development (HUD) after Superstorm Sandy. This session will explore the principles and process of designing and implementing Living Breakwaters, the diverse, interdisciplinary perspectives and expertise involved, and lessons learned for other nature-based coastal infrastructure that aim to deliver risk reduction as well as ecosystem and social benefits. CT Planning has successfully secured planning permission for the change of use and extension of a former Bothy building to form a new residential dwelling in Stafford. The application site is located in a highly sensitive area, it once formed the original grounds and gardens of the adjacent Grade II* listed Bishton Hall. The site comprises various garden buildings and structures, with the garden area itself is recognized as a non-designated heritage asset. Initial objections were raised by the Conservation Officer regarding the scale and design of the development, and its impact on the setting of nearby heritage assets. CT Planning with support from RPS successfully argued that the dilapidated condition of the present site, appears inconsistent with the modern alterations that have taken place within the immediate surroundings. Therefore, by delivering a sustainable future use for the building, it would help to preserve the historic character and appearance of the Bothy and enhance its contribution to Grade II listed Bishton Hall and Bishton Hall Park. With the assistance of Ecolocation and NOVA Acoustics, concerns relating to ecology and noise impact were also addressed, to successfully bring forward this project.
