Say what you want about DC's notoriously low skyline (I, for one, love it) but whether it's your vibe or not - it's not because of what you think. Sure, DC has a height act, which limits our skyline, but even more restrictive than that are the development zones. How tall of a residential tower can you build if you only have 45’ of lot width? We were mulling this question in our office when thinking about the City of Yes proposal from Office of Mayor-Elect Eric Adams, which proposes to undo a 41-year old zoning law that limits #nyc lots 45’ wide or less to be no more than 100’ tall. According to Bisnow reporting on this, removing this restriction could unlock up to 51M, or 76,000 units, of additional housing that is desperately needed in the city. As it turns out, the most slender tower in the world is right here in Manhattan - #111West57thStreet on #billionairesrow in Manhattan, with a slenderness ratio of 1:24. There tends to be an upper limit to building slenderness due to structural constraints and building sway. If we took 1:24 as the upper limit, then a site of 45’ wide could, in theory, sustain a tower that is 1,080 feet tall. Using #realtime simulation with Cesium #GoogleEarth we produced this completely unnecessary simulation of what this might look like next to – you guessed it – 111 West 57th Street, which is itself 1,400 feet tall. The views you see are from #CentralPark , #TheEdge observation deck at Hudson Yards New York, Top of the Rock Observation Deck T and the #greatlawn at Central Park. This kind of simple simulation has been a #gamechanger for pre-visualizations with our clients - fun for a little what-if as well before the weekend. https://lnkd.in/ezWpmnxa Mr Cuozzo is a voice of reason concerning Penn Station. It’s really not that bad. It needs some additional signage and updates to Amtrak’s original (eastern concourse) waiting area. We need to improve the signals and consider through running so trains move more efficiently through the station and within the region as a whole. We do not need to recreate at vast expense and disruption a long demolished above ground station, or tear down a thriving neighborhood just south of Penn Station to facilitate capacity increases that may never be realized, or could be achieved cheaper and easier via dispersing trains to other stations and dispatching trains more efficiently. What NYC needs above all is plentiful and reasonably priced housing, and efficient and honest government administration. It does not need more grandiose buildings.

Yes! Pro-housing land use reform that removes barriers to creating a walkable city with diverse housing choices. Good model for other cities, but also needs to include incentives for design excellence (how can we both remove barriers and elevate outcomes? At the same time? More thoughts on that soon): This regulatory reform: Legalizes multifamily development citywide, including “missing middle” housing types, to encourage economic diversity and incremental development; Accessory dwelling units (ADUs) are legalized citywide; Corner stores are allowed within walking distance of most (89%) of homes; It removes citywide minimum parking requirements (maximum requirements are included); Form-based standards ensure that new development contributes to the city’s historic form; Adaptive reuse of existing buildings is encouraged by removing common barriers such as limited permitted uses and minimum parking requirements; Code metrics are improved: minimum lot sizes are removed and contextual setbacks are introduced; A permitted uses table and reduced number of districts simplify the use of the code; Mandates and incentives for affordable housing are introduced; The 500-year floodplain is adopted as local design flood elevation (DFE); Context-based complete street standards are included; Approvals are streamlined with a new Minor Site Plan process.
