Very interesting read in the FT about the meteoric rise of “competitive socialising” and its impact on the UK retail and leisure landscape. It’s fantastic to see so many great new concepts doing so well and the evolution of this relatively new trend that taps into people’s desire to share quality time with each other whilst sharing unforgettable experiences in new and innovative ways. Market insights: “There has been a 386% growth since 2021 in competitive socialising” (Cushman and Wakefield 2024) “The UK has seen a 455% increase in ‘Combo attractions’ venues offering more than one experience in the last 5 Years.” (Savills 2024) “75% of millennials choose experience over things and that desire has only grown” (Harris poll 2024) This shows us that consumers are choosing venues that offer out-of-home “experiences” over traditional nights out and it’s clear that the brands who provide a combination of attractions alongside and excellent F&B are winning in this market. I’m very much looking forward to seeing how this plays out in Europe and beyond and to announcing our own plans to be at the forefront of this exciting growth story with a brand new competitive socialising concept set to launch it’s first venue in the coming months alongside Flip Out, which continues to dominate the Family Entertainment Centre landscape. Pier 17 alone could be worth more than Seaport Entertainment's market cap. In this clip I explain why. My full 1hr podcast with MOI Global is available for free here: https://lnkd.in/e3R9r6RY Pier 17 make money in 3 ways: 1. The rooftop concert venue 2. Three floors below currently used as offices 3. A ground floor with 5 restaurants The rooftop has hosted a successful summer concert series with 63 shows, 93% sold-out, and $18.5 million in revenue last year. Because it’s only active in summer, there’s significant room to add more concerts year-round, raise ticket prices, expand VIP areas, and boost sponsorships. The new CEO, Anton Nikodemus, has deep entertainment and hospitality experience, including working with Live Nation in Las Vegas, so he’s well-equipped to optimize the rooftop. On the ground floor, five restaurants vary in success; two are quite successful, two are not, and one is mixed. About 25% of ground-floor space is underutilized or vacant, now being redeveloped. All of these restaurants will benefit from more traffic coming to the Pier and Seaport district, which is why redeveloping the Pier is important. The biggest pivot is the plan to convert most of the three floors of office space to entertainment/hospitality space to increase foot traffic — office demand in Lower Manhattan took a structural hit post-COVID and the space is only 47% leased, leaving lots of improvement potential. Altogether, if Pier 17’s rooftop, ground-floor restaurants, and reworked upper floors generate around $30 million in annual EBIT, that could imply a $500 million property value. Given Seaport’s entire market cap is about $350 million, Pier 17’s upside is very signficant. The company now making several of these changes. The Licensing Interactive Map is unique in bringing together a wide range of information for the first time and in one place, including: - existing locations of licensed premises, markets, pop-ups (including licensing hours) - existing venues with pavement licences - residential locations - data on planned developments - City’s green or open spaces - transport hubs, including rail, bus, London Underground stations, taxi ranks, and bike racks The map, which may also benefit existing and new City residents, has been developed by the City of London Corporation’s Licensing Team and the organisation’s London Geographic Information System (GIS) Team. The map is available to view on the City Corporation’s Interactive Maps landing page – Interactive maps - City of London - and will be updated regularly as new data becomes available. Until now, City of London Corporation Licensing Officers have provided information on request and directed potential licensees to suitable areas, using local knowledge which is discussed and shared through the pre-application process or via other enquires made to the team. The Licensing Interactive Map supports the aims and objectives of Destination City, the City of London Corporation’s growth strategy for the Square Mile as a world-leading business and leisure location. Through Destination City, the City Corporation is delivering a seven-day-a-week Square Mile that is a global magnet for businesses and residents, visitors, and workers alike.
