This insight from Ben Swett at Senior Care Investor (discussing a portfolio marketed by Alex Florea) is an interesting characteristic of today's market. The portfolio premium is inverted. In normal times with functional debt markets, buyers pay a premium for portfolios because scale has value. Under tight lending conditions, the dynamic reverses if a portfolio has any challenged assets. The benefits of scale are outweighed by the challenges of raising capital for nonperforming facilities. Cash-flowing assets are worth less if paired with distress.
