The recently released housing report by the Qld Premier Steven Miles and his Housing Minister Meaghan Scanlon MP is a great step in the right direction to address the housing needs across the state. "By increasing housing supply, we can reduce pressure on prices and improve affordability." "We will build more homes faster, because we know the single best thing we can do for housing affordability is to deliver more supply. " "With 95 per cent of the state’s housing supply being delivered by the private sector, achieving this goal will require a concerted and collaborative effort between government and the private and community sectors." "We are also tackling constraints in the building sector to encourage more investment in the private housing market and to get more new homes built in the shortest time possible." "We are reviewing our legislation to make sure it covers the full range of options available to meet Queensland’s housing needs and that it is tuned to facilitate the growth and sustainability of social and affordable homes." How are the full range of options being addressed when the stated legislation being addressed doesn't include the Planning Regulations? The greatest impediment to the private sector which provides 95% of all dwellings in the State are the local councils and their restrictive planning schemes which more or less enshrine that only low residential dwellings can be developed across large areas of our cities DESPITE their ready access to existing public transport and other services. "We are the only state that set down statutory dwelling supply targets (including now by dwelling type for each council area) that recognise the uniqueness of our communities and respond to growth in a sustainable and balanced way." You can have all the targets you like but they won't be achieved unless the advised target densities in the various locations are feasible. If developments don't make cents then they don't make sense to the private sector that supplies 95% of the market. The Gold Coast for example assumes infill densities of 100 dwellings/ha. in order to fudge their stated compliance with required target volumes. The development typology to achieve such densities is simply not feasible or plausible across the vast majority of the city area due to the costs of construction for that type of development and so the statutory targets are illusory. Let's get real. Know the costs and the likelihood of actual dwelling delivery and implement the planning changes that are needed so we have some hope. "We’re unlocking land for Queenslanders across the state. Because there is no opportunity without housing." What about the Gold Coast? Be not afraid to act. It's what you are elected for and paid to do.
