Many of the challenges facing the US real estate market mirror those seen in the Asia-Pacific region. So as investors are planning for the rest of the year, it’s the perfect time to speak with Simon Treacy of Singapore’s CapitaLand Investment (#CLI), which manages properties in more than 40 countries. Treacy is the CEO of the fund’s Private Equity Real Estate, Real Assets division. “The world is pretty much synchronized now,” says Treacy. “The same discussions you're having in the US, we're having in most markets around Asia.” On tap: • What are Treacy’s predictions for the rest of 2024? • What’s in store for valuations? • How will changing interest rates affect global property markets? • And are we finally going to see a breakthrough from a sluggish market to something that’s a little more active? Plus: Lessons for the US market from an Asian perspective. “We are starting to see [that] we're coming towards the end game of the interest rate cycle,” Treacy observes, “and as a consequence of that, we're just starting to see transactions click up a little bit more.” Listen and watch here: https://lnkd.in/gZN4B-5y #USrealestate #realestate #asiapacific #commercialrealestate

Having recently returned from a trip to several Southeast Asian countries, I want to share my thoughts on the growing appeal of Australian real estate private credit among family offices in the Asia-Pacific region amidst global economic shifts. It is becoming been widely noted that an increasing number of family offices are turning to this alternative asset class for stability and diversification. I believe that real estate private credit in a market like Australia, with its robust governance, sophisticated investment sector, and solid market dynamics, can be an attractive option for both foreign and local investors. Australia is one of the most liquid real estate markets in the world. With an annual transaction volume of USD 40 billion, it is on a par with France and is only topped by Japan, Germany, the UK, the USA and China. What sets this market apart is not only its liquidity but also the strategic low leverage of institutional investors, making it resilient to high-interest rate impacts and ensuring market stability even during downturns. This morning I swapped the floods of Edinburgh for a disappointingly rainy Paris. Whilst getting drenched on the tarmac, it struck me that perhaps things aren't always that different. However, in this article by my colleague Min Chow Sai, he demonstrates the return outlook for Europe looks quite different through the lens of Asian investors. Spoiler alert - it's not a dry article! 😎 🏯➡🗼 #realestateinvesting #europeanrealestate #riskadjustedreturns

Thank you, Min Chow Sai, for your great article. As you rightly say: “We expect the next six-to-12 months to be an attractive window for entry into European core CRE.” Especially logistics and residential. The article is well worth a read.
