🏠Australia and its ongoing Housing crisis🏠 New modelling has revealed the federal government’s housing strategy will only produce around 8,000 extra homes as most of the gains have been erased by labour shortages and red tape. Industry groups believe it is becoming impossible to meet the government's targets. The National Housing Accord aims to build 1.2 million new homes over five years – but without an urgent influx of labour and the cutting of red tape the industry believes the target is out of reach. Affordable housing starts in London have dropped by 88% year-on-year, according to the latest data from the Ministry of Housing, Communities and Local Government. Affordable housing starts in London dropped to 3,156 in the 2023-24 financial year, down from 26,386 starts the year prior. In addition, affordable housing starts in England fell by almost two fifths (39%) in the same period, from 71,771 in 2022-23 to 43,439 in 2023-24. Mohammed Parekh, founder and managing director at MRP Premier Group, comments: “This data from the Ministry of Housing, Communities and Local Government is a stark reminder of the challenges facing the affordable housing sector, especially in London. Several market factors are slowing down the delivery of much-needed affordable housing. With construction costs still being expensive compared to before and finance costs and land values both still high, the viability of affordable housing schemes is still causing major issues for both the private and public sector." Whilst this isn’t news to people working in development in the capital, it provides a helpful reminder of what is at stake. The challenges developers, housing associations, and local authorities are facing in London remain significant, be they economic or political. On the face of it, all parties want to see more homes delivered and more affordable homes delivered but it will get harder and harder if the demise of the SME housebuilder continues. This is particularly acute in London where SMEs account for a much higher proportion of new delivery than elsewhere in the country. The much welcome planning reform will help but we still need everyone to work in partnership, being prepared to be both pragmatic, innovative, and consistent. https://lnkd.in/e8aNMe3j

With the new labour Government promising more housing to be built this may be why. In Q1 2024 starts on new dwellings were down 34% on the previous year. As the new Government aims to build 1.5 million homes, challenges persist at new-build towns like Northstowe, Cambridgeshire, which still lack essential amenities. Our Planning Policy Lead, Elizabeth Bundred Woodward, spoke to the BBC to emphasise the need to rethink the reliance on large developers, advocating for stronger support for smaller builders and a commitment to prioritising brownfield sites over Green Belt land. 🏤 Two Councils are Very Concerned About Government’s Excessive New Housing Need Figures.. 🌲 Shropshire Council and Three Rivers District Council have registered very significant concerns about what they call revised housing need figures that would result from Labour’s proposed national planning policy changes. 🌲 Following a landslide victory in the general election held on 4 July, the new Labour Government announced on 30th of July that it would be consulting on proposed revisions to the NPPF and the standard method, used for assessing local housing need. 🌲 In the consultation, which runs until 24 of September, the government proposed the standard method be replaced with a new, two-step formula. This would see each Council being expected to assume a build rate of 0.8% of existing housing stock in its area as a baseline minimum. 🌲 There are now concerns that if introduced, the proposal would mean some LPAs need to plan for significantly more homes in their local plans. #planning #building #homes #newbuild #houses
