The zoning certificate shows what use the property is zoned for. The certificate will also show up to what height can be built on the property, how much of the ground can be built on, the types of buildings allowed, the density and maximum size of the building that is allowed. This certificate will confirm the rights and development potential for the property. This means that you will know if you can build a double story block of townhouses, or a four story apartment block. You will know if you can legally build extra units and still have enough parking and without building over the property boundaries or covering too much of the ground area. Zoning on a property can often be altered to meet with your proposed development with the assistance of a Town Planner, however, this is provided that it still fits within the land use and development schemes of the municipality. As a developer, a good reason to obtain a recent zoning certificate on a property is that the local municipality may have adjusted land use zones in the area in line with their updated development framework, which may have resulted in a change to the property zoning or the removal of some restrictive conditions, thereby allowing for more options for potential developments.

"We have to move to a more equitable approach to evacuation where everyone can escape in a dignified way, ideally under their own steam without external assistance. 'Egressibility' has to become the new accessibility". It's disheartening that, even seven years after the Grenfell tragedy and extensive soul-searching within the industry and the government, this concept still needs to be spelled out. However, an essential message nonetheless. A great article by David Stow on second staircases in residential buildings over 18m. I would also add that there is a need to move away from thinking that disabled people are "others," an unlucky minority whose needs can be dismissed as "minor" and "too expensive to address." We are all directly or indirectly affected by permanent or temporary disability. Disabled people could (and will) be us, our friends, or our family members at some point in our lives. These buildings are homes to hundreds of people; at any given time, there will always be someone with a broken leg, a sudden illness, or an injury that temporarily prevents them from getting down a flight of stairs. Would I wait for someone to help my mother, my sister, or my friend, or would I prefer knowing that they can get out by themselves if they need to? I know the answer to that, and I am sure everyone else does too. #safetyequity #firesafety #secondstaircase #evacuationlift #tallbuilding #highrise
