The 2024 Americas Industrial Construction Cost Guide by Cushman & Wakefield reveals key trends in industrial construction costs across the U.S., Canada, and Latin America. While the rise in costs has decelerated, challenges like a tight labor market and increased onshoring and nearshoring activities are notable. The guide highlights varying costs changes across regions: small projects have seen a 17% increase from last year, while costs for large projects have decreased by 4.2%.

The increase in design-build projects is largely due to the advantages of cost and time savings realized by blending the functions of design and construction into one operation and eliminating separate contracts. Over the past year, the proportion of the Chicago industrial development pipeline dedicated to build-to-suit projects increased significantly, rising from 30% to 65%. With overall vacancy remaining low at 5.6%, companies with specialized requirements or the desire to own their facilities are electing to go the build-to-suit approach.
