Here’s a little-known fact: You don’t need more properties to increase your revenue in short-term rentals. By optimizing the ones you already own, you can see significant financial gains. I increased revenue by over $50K on just one property from 2023 to 2024—and I'm using the same strategies to plan for 2025. As fall breaks come to an end, I’m reviewing guest feedback and analyzing local market trends to uncover more opportunities for growth. Often, the best ROI comes from enhancements in design, updated photos, and upgraded amenities. Your listing’s reputation and placement in search results also play a huge role in determining your average daily rate. The higher your ranking (think pages 1-2), the more you can charge.
