* Different Techniques for Delay Analysis (Forensic Planning) : • Retrospective Delay Analyses : It is conducted after the delay event has occurred and aims to identify the causes and effects of the delay, as well as to determine responsibility for the delay. ~ As-Planned vs. As-Built Analysis : It is a straightforward comparison between the planned versus the actual performance of the work. It is used at the end of the project. ~ As-Built But For (Collapsed As-Built (CAB)) : It relies on a detailed reconstruction of the as‐built program. It is used at the end of the project. ~ Windows Analysis : It breaks the construction period into discrete time increments and examines the effects of the delays attributable to each of the project participants as the delays occur. It is used during the course of the project. • Prospective Delay Analyses : It is conducted before the delay event occurs and aims to identify potential risks and develop strategies to mitigate them. ~ Time-Impact Analysis : It is a reliable baseline program that is essential (ideally reflects the execution of the planned project using sound construction logic). It is used during the course of the project. ~ Impacted As-Planned : It is a prospective methodology. Delay effect is measured by imposing events on a model of the original program (baseline). It is used at the beginning of the project.
