This week, IMN is hosting the HEI & Home Equity Capital Markets Conference in Austin, Texas. With over 400 executives from originators, banks, rating agencies, and vendors expected to attend, this event marks a significant milestone as the first of its kind in the home equity industry. The home equity sector is evolving at a rapid pace. Recently, Unlock Technologies announced a $30 million Series B, and rated securitizations of Home Equity Agreements (HEAs) are being executed at an accelerated rate. In honor of this pivotal conference, I’ll be sharing a series of posts covering key topics in the sector: What are HEAs and HEIs? Home Equity Agreements (HEAs) are a new and innovative way for homeowners to access the value of their property. Traditionally, products like HELOCs and cash-out refinances have dominated the space, but HEAs introduce a completely different model—one that isn’t a loan but a contract for future home price appreciation. Initially, the HEA market relied on private capital, but over the past year, it has matured into a rated, securitized product, opening the door for institutional investors. This development means a much larger pool of capital is now available to meet rising consumer demand. Historically, consumer demand has far outpaced what originators could supply. With the regular issuance of rated HEA deals and the growing standardization of criteria for evaluating and pricing home equity contracts, we’re seeing the creation of a more competitive and stable secondary market. In September 2023 alone, over $1 billion in HEA deals were issued, highlighting the surging demand for flexible, payment-free equity release options. As this market continues to mature, HEAs are set to become an integral part of the lending landscape, benefiting both homeowners and investors alike. This move has triggered a domino effect across the sector: Redemptions (investors requesting to cash out their investments) are projected to reach $16.5 billion in 2024, up from just $1.5 billion in 2021.

🌟 Surviving and Thriving in 2024: Acumen's Strategic Approach 🌟 Recently, Bisnow asked 61 Global CRE Executives what has surprised them about 2024, how things haven’t gone as planned, and what’s next. The first question was: How have you evolved your “survive till ’25” strategy this year? Our answer? Earlier in 2023, we decided to go on the offensive. As a fund allocator on behalf of a multifamily office, we allocated $450M to capitalize on potential market dislocation, targeting nonperforming bank notes across most asset classes, except office. Our focus has been on student housing and shadow multifamily properties. One particularly interesting response from another executive was: "We have adjusted by being more creative and doing more owner carry transactions. We have taken the approach that this is the 'new' reality and to 'date the rate, marry the deal,' meaning capture your deal and then refinance. In essence, buy now." At Acumen, we're taking a similar proactive stance. We’re on the lookout for investments that provide a current yield return of 200-300 basis points over the debt market. But what truly sets us apart is the unique opportunity we offer sellers. In today’s high-interest environment, with property valuations down 20-40% compared to 2021 levels, sellers are understandably hesitant. That’s why we’re offering them the chance to participate in the upside. Sellers can benefit from the appreciation of their properties even after full transfer of ownership, as part of our fund's redemption period in five years. Additionally, we’ve extended an invitation for strategic partnerships to experienced mid-size and regional multifamily brokers. Over the past 18 months, transaction volumes for small and regional brokers have dropped by approximately 70%. Our innovative approach provides these brokers with a new revenue stream by offering up to a 4% buyer's commission for assisting in acquisitions, even without exclusive listing agreements.
