YTL REIT’s portfolio rises RM127.18mil KUALA LUMPUR: YTL Hospitality REIT REIT (YTL REIT) carried out a revaluation on its properties resulting in a revaluation surplus of RM127.18mil. “The revaluations increased the unaudited net asset value per unit of YTL REIT and its subsidiaries from RM1.7167 per unit as at May 31, 2024 (prior to the revaluations) to RM1.7913 per unit upon incorporation of the aggregate revaluation increase of RM127.18mil,” YTL REIT said in a filing with Bursa Malaysia. Among its properties, the market value of JW Marriott Hotel Kuala Lumpur is RM538mil. The The Ritz-Carlton Hotel Company, L.L.C., Kuala Lumpur - Suite Wing is valued at RM326mil as at May 31 while the Ritz-Carlton, Kuala Lumpur - Hotel Wing is valued at RM368mil. Asian Hotels and Properties PLC (AHPL.N) reported a significant growth in earnings for the quarter and 9 months ended December 2023. During the quarter AHPL.N achieved a 37% YoY increase in gross profit, attributable to a 19% YoY growth in revenue. The company’s net income for the quarter also saw a significant increase of 667% YoY as the finance costs decreased by 31%. In the third quarter, hotel buyers and sellers remained hesitant to engage in transactions, continuing the trend from previous quarters. With the Federal Reserve hinting at a possible rate cut during their mid-September meeting, many buyers were likely holding off in anticipation of lower financing costs.
