The Wharf's Maine Avenue has ousted downtown's Pennsylvania Avenue as DC's priciest commercial street. The Wharf's No. 1 spot comes as employers are increasingly trying to coax workers in with shiny new offices in bustling mixed-use areas full of housing, dining, and entertainment. Maine Avenue SW is the country's 10th-most expensive street, clocking in just below Miami's Brickell Avenue. This isn't to say Pennsylvania Avenue's days are over — it's still the second-most expensive street in the city, while New York Avenue NW is third. DC is unleashing a slew of initiatives to help downtown find its groove again and compete with 24/7 neighborhoods like The Wharf. Tampa City Council recently approved redevelopment plans for WestShore Plaza, a long-standing shopping mall situated on some of the best infill locations in the Southeast. SRS' Tyler McRae, Senior Vice President and Tampa Market Co-Leader, offered insight on the future of WestShore Plaza and the state of Tampa's retail market as a whole. "There's an overabundance of capital sitting on the sidelines from very large institutions, [and] they aren't going to be affected by capital markets as much as the smaller regional players," said McRae. "Despite headwinds with inflation, capital costs, and construction costs, the demand for retail in Tampa is as strong as it's ever been." I am so excited about this listing and NEED to tell you all the reasons why! A lot of times you see a "Just Listed" or "New to market" and get a little information about it but let me tell you the #STORY on this one. This was a former Toys "R" Us in Lubbock, TX that was vacant and kept scrolling through all the temporary Tenants that many of you have seen take over these big boxes throughout seasons of the year. This has proven to be a monster property for my client as Texas Roadhouse and Aaron's both rank in the top 10 of their respective brands. This makes a great 1031 Exchange property for any new buyer. This location has and will continue to be the main hub for Dining, Entertainment, and shopping for the over 320,000 citizens of Lubbock as it is surrounded by South Plains Mall, and countless other national retailers. It also provides the same for the over 800,000 residents that live in the 26 counties surrounding Lubbock that visit regularly. This property is primed and ready for its next owner. Personally I still remain opposed to the redevelopment of Lowesmoor Wharf for the following reasons : 1) Knocking down the Vesta Tilley Building : where the Internatiinally renown artist performed & why the building is so named. What other City would stand-by & allow the destruction of our History ? 2) Forced relocation of Worcester Foodbank - currently ideally located at the heart of the City. 3) The destruction of the Lowesmoor Community. this has become the heart of our diverse Communities & with it comes Cultural exchange. 4) Why build yet more unwanted Retail Units 10 minutes walk from the High Street that is already struggling to survive ? 5) Overall the rest of the proposals are reasonable, providing the Engine Works home of the 1882 Worcestershire Exhibition, remain & is sympathetically restored. https://lnkd.in/gcTt4Qja
