A win-win for all…

A new California housing law (AB 1332, 2023) requires cities and counties to develop a program for the preapproval of Accessory Dwelling Units (ADUs). Starting January 1, 2025, these preapproved plans will need to be on a jurisdiction's website and qualifying ADU projects will enjoy an expedited review time (30 days vs. 60 days for non-preapproved plans). Kudos to Gabriel Perez and the City of Coachella for being well on their way to meeting the deadline! Who else is making progress on their ADU preapproval programs? Qualico Communities' proposed Triada master-planned community received approval from the Elgin City Council, paving the way for a new 875-homesite development. The 271.4-acre Triada, located north of U.S. Highway 290 and west of County Line Road, will offer a range of housing options and extensive amenities. 'The approval provides the city of Elgin with a key north/south arterial street and a 15-acre sports complex,' said Kevin Fleming, vice president of Qualico Communities. 'Triada represents our commitment to providing thoughtfully designed communities that enhance the quality of life for residents while respecting the heritage and natural resources of the land.' Triada's proposed 6.4-acre amenity center will feature a fitness facility, resort-style pool, playscape, shade structures, and two pickleball courts. The community will also boast 55 acres of open space, 3.8 miles of trails, and a 15.3-acre sports complex with baseball and soccer fields intended for public use. Construction is slated to commence in fall 2024, with the first lots expected in summer 2025 and initial homes projected for completion by year-end 2025.
