Colombia has been doing Adaptive Reuse for many years now. The authenticity that the different fabrics (categorized by years e.g., 1920s Art Deco, 1940s Mid-century) bring to each street is reflected in the uniqueness of the neighborhoods. Now it is how to make it financially accessible to convert distressed office buildings into mixed-use, much of it housing, to get buildings fully occupied while decreasing the carbon footprint from demolishing and wasting the skeleton provided for upgrades. So, the feasibility depends on the financial structuring of these buildings, many which are going back to the lenders, or lenders working with the owners to do such conversions. These projects can not be analyzed from a cap rate perspective only, the gains comes from the IRR which demands a robust holding period. Yet the uniqueness of these conversions also increases tenants and tourists needed for foot traffic and sustainability of retailers and the still office tenants. Full buildings generate income not just for the owner but primarily the cities.
