Landlord Considerations for Tenant Alterations Tenants often need to make alterations to premises so that they can meet their commercial objectives. Whilst a landlord may be willing to allow the alterations, it will want to maintain a certain degree of control to ensure the alterations do not undervalue or damage its property and do not have an adverse impact on the appearance of the building or any other neighbouring properties. Here's a quick review of London E1 and how average house prices can leave you incredibly misinformed. When it comes to house prices in E1, the numbers on Rightmove might raise an eyebrow. The reported average of £568,014 for the entire E1 postcode might seem like a useful metric, but the devil is in the details. Let's dig into the intricacies of E1 house prices and why relying on averages can lead you astray. E1 isn't a one-size-fits-all scenario. It's made up of parts of several different towns, including Aldgate, Whitechapel, Spitalfields, St Katherine Dock, Shadwell, Stepney, and Mile End. Ignoring the specific character of each area can be a costly oversight given how much they vary. Let's use E1 6 as an example. Mostly situated between Aldgate East and Shoreditch High Street, it provides an interesting story. According to Land Registry data for 2023, the average house price here is £1,011,957—almost double the overall E1 average noted by Rightmove. In this sector, a semi-detached house even fetched a hefty £2,850,000 last year, showcasing the wide range of property values in E1. Investors could easily be misled into thinking that house prices are on a downward spiral, with E1 0 and E1 1 being two examples of areas within E1 which both saw a -13% drop in house price values between 2020 and 2023. However, E1 6 again paints a very different picture. The market here has seen a massive 36% increase compared to 2020. It's a reminder that broad strokes can miss the nuances of a dynamic and evolving property scene. My advice is to seek advice. Great NSW Apartment Think Tank - Sustain Sydney 2035 conference. Thanks to Sam Reece for putting a strong program and speaker lineup together which delivered inspiration and thought leadership about the future of Sydney as a city. Great to hear Matt van Rijswijk of Frasers Property Australia speak on the impressive Ed. Park project (for which DLP Manager managed defects and close out of the SBBIS reports). The panel and breakout session on 'how to promote consumer confidence in the apartment sector', generated some great ideas and robust discussion around the challenges of managing defects in the warranty period, and critically, the education of consumers. Consumers, who often don't know what a defect is, and only want the confidence that the developer, builder, strata will know and take care of it for them. We need to create the structure around all of this to deliver on their expectations and entitlements.
