Housing. This issue has been at the center of the policy lens for quite a while now. I worked on this a lot in my former role, and it's still something I care deeply about, even though it's not at the forefront of my professional life at the moment. As the Seattle area and larger region grows, the need for housing becomes more urgent—but growth must be smart, intentional, and balanced. We can address the housing crisis while also protecting the resources that make our communities livable and sustainable. We need more housing, but it has to be done right. Thoughtful planning is key to creating homes that are accessible, affordable, and environmentally responsible. At the same time, we must protect the green spaces that serve as the lungs of our cities, providing clean air, recreation, and a connection to nature. Once green spaces are gone, they’re gone forever. Industrial lands are another finite resource that often gets overlooked. These areas are critical for jobs, innovation, and a resilient local economy. When industrial lands are rezoned for housing or other uses, we lose not only jobs but also the opportunity to grow key sectors of our economy. Displacing these spaces doesn’t just move them elsewhere—it usually eliminates them for good, leaving our region less self-sufficient. Balancing housing needs with the preservation of green and industrial spaces is not just possible—it’s essential. By protecting industrial lands as we do green spaces, we ensure we’re not sacrificing long-term stability for short-term gains. Let’s push for smart growth: housing that meets demand while safeguarding the spaces and industries that sustain our environment, economy, and community. New housing to meet the demand has to go somewhere. So let's choose density over sprawl into our green and industrial spaces.

Decarbonising Community Housing at Scale 🏘️🔋 Urbis is proud to announce the completion of two ground-breaking reports for the Community Housing Industry Association NSW (CHIA NSW) on the decarbonisation of the community housing sector. These reports provide a comprehensive analysis of the costs, benefits, and challenges of transitioning community housing properties towards a net zero future. Our team meticulously analysed over 46,000 community housing properties across 17 climate zones and 9 key property typologies – identifying decarbonisation retrofit intervention options, and the sequencing, impacts and costs per property type. The key benefits identified include: • significant carbon emissions reductions, • enhancing social value, • cost savings for tenants, • improved tenant health and wellbeing, and • contributions to NSW's Net Zero targets. New South Wales is at the forefront of energy transition, and these reports will serve as a vital guide for community housing organisations to play a pivotal role in this journey. We look forward to continuing our collaboration with CHIA NSW to build awareness, and highlight the importance of decarbonisation across the community sector. As the world faces increasing environmental challenges and economic disparities, the need for sustainable and affordable housing has never been more critical. 1. Environmental Impact: Sustainable housing reduces the carbon footprint and conserves natural resources. By utilizing eco-friendly materials and energy-efficient technologies, we can significantly lower greenhouse gas emissions and promote a healthier planet. Sustainable homes are a crucial step toward combating climate change and ensuring a greener future for generations to come. 2. Economic Stability: Affordable housing provides financial relief for individuals and families, enabling them to allocate resources to other essential needs such as education, healthcare, and savings. It fosters economic stability and growth by reducing housing costs, which is especially vital in areas with high living expenses. 3. Social Equity: Access to affordable housing is a fundamental human right that promotes social equity. It helps to bridge the gap between different socioeconomic groups, ensuring that everyone, regardless of their income level, has access to safe and decent living conditions. Sustainable housing developments also encourage inclusive communities where diversity thrives. 4. Health and Well-being: Quality housing is directly linked to better health outcomes. Sustainable homes, with proper ventilation, natural light, and non-toxic materials, contribute to the physical and mental well-being of residents. Affordable housing reduces stress and provides a stable living environment, which is essential for overall health and quality of life. 5. Resilient Communities: Investing in sustainable and affordable housing strengthens communities. It creates resilient neighbourhoods that can withstand economic downturns and environmental challenges. These communities are more cohesive, with residents who are engaged and invested in their shared future. 6. Innovation and Opportunity: The push for sustainable housing drives innovation in building technologies, design, and construction methods. It opens up opportunities for new industries and job creation in green construction, renewable energy, and sustainable materials.
