Construction is now underway at the former Bellgrove Hotel in Glasgow's East End. Led by CCG on behalf of Wheatley Group, the former 1930s B-listed Bellgrove Hotel in the Gallowgate is being transformed into 14 mid-market rent homes, with a further 56 new build flats constructed on adjoining land. Lisa Podesto, director of mass timber and construction innovation for Swinerton, has been working with mass timber for 15 years. She's held roles with WoodWorks (ie, Wood Products Council) and Lendlease, serves as chair of the Structural Engineers Association of California (SEAOC)'s Sustainable Design Committee, and was credited as one of the authors of the first CLT Handbook, published in 2012 as an informational and instructional guide for bringing cross-laminated timber products to the US market. In other words, she's an expert in the subject of mass timber. It's because of her experience and proven expertise that we recently asked Lisa to share with us her insights on the mass timber market, from its advantages and disadvantages, to its place in the US market, to the barriers and opportunities for its widespread implementation, including how it may play a role in improving offsite construction. "The intrinsic advantages of mass timber—such as its lightweight nature, precise tolerances, rapid construction speed, reduced labor requirements, and innate prefabrication—must be strategically leveraged to achieve cost savings. Notably, three critical areas where cost savings can be realized include foundations, vertical structures, and general conditions."
