Westgate Resorts, one of the largest resort developers in the United States, and Spark Cooperative, a technology and guest experience partner headquartered in Miami, Florida, have launched an impactful partnership aimed at enhancing the hospitality experience for travelers across six Westgate Resorts properties. GO by Spark technology integrates guest experiences by ensuring travelers can easily access daily event schedules, promotions and essential resort updates directly from smartphone devices. The technology also allows for information to be seamlessly displayed in key locations throughout each property. The collaboration will allow GO by Spark to showcase each properties’ creative programming and amenities, including dining options, special offers, activities and entertainment, and more. The information will be distributed through various print and digital channels, streamlining content creation and design to simplify communication for both guests and the brand. Today, Host Hotels & Resorts held its earnings call and reported results for the second quarter of 2023 that delivered comparable hotel RevPAR growth of 2.7% over the second quarter of 2022. Results were driven by improvements in the group business segment and continued rate strength across our portfolio, despite elevated international outbound travel and some moderation at our resort properties. For five consecutive quarters since the pandemic, we have achieved Total RevPAR, RevPAR, and comparable hotel EBITDA and margin ahead of 2019 levels. We also tightened our full year RevPAR growth guidance range, bringing the midpoint down slightly to 8%. Throughout the quarter, we continued to execute on our disciplined capital allocation strategy that has enabled us to maintain the only investment-grade balance sheet in our industry. We reopened the Ritz-Carlton, Naples, which combined a transformational renovation with the construction of the new Vanderbilt tower expansion increasing the suite count of the resort. We also completed the Marriott Transformational Capital Program, which included comprehensive renovations at 16 assets and finished under budget. Additionally, the final phase of reconstruction at the Hyatt Regency Coconut Point, the resort’s waterpark, was completed. Our portfolio continued to benefit from improvements in the group business segment and business transient demand. As expected, leisure rates moderated during the quarter, but they remain well above 2019 levels. We finished the quarter with approximately $2.5 billion of total available liquidity and paid a second quarter common stock dividend of $0.15, a 25% increase over the prior quarter, underscoring our commitment to return capital to shareholders. I am pleased to share that Host Hotels & Resorts reported second quarter 2023 results on our earnings call today. We delivered comparable hotel RevPAR growth of 2.7% over the second quarter of 2022, which is noteworthy given the high water mark of last year. Overall transient demand was impacted by elevated international outbound travel and headwinds at our hotels in technology-focused markets. Despite these factors, we delivered positive RevPAR and Total RevPAR growth for the quarter. We remain optimistic about the state of travel and the future of Host because of the improvements we are seeing in group business and business transient demand. While leisure rates moderated as expected, they remain well above 2019 levels. Most importantly, we are not seeing evidence of a weakened consumer at our hotels as evidenced by our resort outlet revenue per occupied room, which was up to its highest level in Host’s history during the second quarter. We will continue to be opportunistic by deploying our dedicated team and independent analytics capabilities, utilizing our balance sheet and access to capital, and taking advantage of our size, scale and reputation.
