Rich with iconic architecture, history, and culture, the Gateway Mall in downtown #StLouis is one of America’s well-known public spaces. Yet despite its strengths, the Mall and its adjacent real estate are grappling with a host of challenges that mirror the issues in downtown cores across the country. Low economic activity and changing workplace habits, among other issues, have hindered the downtown’s ability to fully represent the diversity and richness of all that St. Louis has to offer. In response to these concerns, ULI’s Advisory Services program convened a group of real estate and land use experts to examine opportunities for reimagining the Gateway Mall and enhancing equitable growth throughout downtown. Collaborating with Greater St. Louis, Inc. and St. Louis Development Corporation (SLDC), the panel analyzed policy, governance, and finance strategies for revitalizing the Mall and advancing economic opportunities for all St Louisans. Alright Chicagoans. I have been talking about Chicago with many recently and a theme has come to mind - We are like the team you love - all the right players, the right facilities and what should be a championship team, but that same team is playing not to lose instead of to win. NYC is playing to win - win the future of urban living - taking congestion (large costs - productivity mainly) and turning it into an opportunity to invest in the future (funds go to public transit). Even places like ....wait...HOUSTON is having a vision! WTF. Where are the engaged Chicagoans who want to speak up about pedestrian streets, bike lanes, and quality of life measures? While this is a business forum more than politics (should stay that way), we really need the Chicago business community to start having some imagination on what this city can be. We have the infrastructure in place, we have the density, the cultural institutions, the lakefront and the food. Can't we start leveraging that foundation and look ahead? Shit, even a car centric place like Houston is starting to understand quality of life issues matter. https://lnkd.in/gyDFuyyU

Downtown is Louisville’s only neighborhood that has the largest number of businesses, hotels, museums, and attractions — and visitors to our city. Earlier this year, Louisville Downtown Partnership released the 2024 The Downtown Strategy to focus our efforts on creating and maintaining a beautiful, vibrant, and lively downtown that all can enjoy. The strategy is a 10-year plan that guides the development of projects in Downtown, based on core principles taking into account the current-day challenges, opportunities, and desires of Downtown stakeholders and the community at large. The decade-long plan sets forth a vision and implementation projects to improve Downtown Louisville and spur economic growth. New York City has long been a symbol of evolution, constantly reinventing itself to stay ahead of global trends. Now, one of its most iconic streets, Park Avenue, is on the cusp of a significant transformation, offering the chance to create an open space that will benefit residents, workers, and visitors alike. This is not merely a beautification project; it’s a visionary plan that will cement New York’s status as a world-class city for decades to come. Over the years, NYC has consistently met the challenges posed by other global cities through innovation and resilience. Projects like the High Line, Domino Park, and Governors Island have successfully transformed neighborhoods, creating green spaces that foster community, boost tourism, and drive local economies. Park Avenue’s future redevelopment, spearheaded by Mayor Adams and Department of Transportation Commissioner Ydanis Rodriguez, aims to follow this path by revitalizing Midtown East with an inspiring public park between 46th and 57th Streets. The new park will replace the existing “malls”—enclosed flower beds along the avenue that, while visually appealing, don’t serve the area’s needs. Historically, these malls were once pedestrian-friendly promenades, but over the decades they shrunk in favor of car access. Today, as New York's urban landscape evolves, it’s clear that the time has come to reimagine this stretch of Park Avenue. In 2018, Fisher Brothers launched the “Beyond the Centerline” competition, calling on designers to envision a new future for Park Avenue. Hundreds of ideas poured in, evolving into a proposal supported by stakeholders from the design, preservation, and open space communities. Now, the city is offering landscape architects and urban designers the opportunity to submit their boldest ideas, with up to $1.5 million in potential awards for the winning vision. A revitalized Park Avenue will not only add two acres of vibrant green space but will also serve as a catalyst for economic growth. A recent study by HR&A Advisors projects that this transformation could generate up to $1 billion in incremental property tax revenue. Moreover, a Gensler report found that 35% of New Yorkers want more green space in Midtown and Lower Manhattan, underscoring the public demand for such projects. This project showcases New York's bold vision and commitment to its residents. Transforming underused space into a vibrant landscape will strengthen community ties, boost local businesses, and keep the city globally competitive.
