Brisbane development update for Kangaroo Point Verso Developments has revised its plans for the Shafston Estate increasing the project to 25 storeys proposing 48 apartments and two low-level river homes. The site located on Castlebar Street, is a riverfront location that will reuse the historic Shafston House, built between 1851 and 1904, repurposing it as function rooms and health and wellness spaces for residents. The regeneration of Praça de Paço de Rei is part of an urban transformation programme in which sustainability and quality of life play a key role. This development is an example of contemporary mixed-use urban regeneration. This project covers an area of 91,827 m², resulting in the creation of 22 plots to house 493 occupancy units. The intervention is the result of an execution unit that has evolved into a reparcelling project, encompassing not only urbanisation works but also meticulous urban design. The main aim is to reorganise and revitalise a previously unqualified area, giving it a new identity and a qualified residential dynamic supported by commerce and services. Newfoundland marked a turning point in the BTR sector's development in the UK. I started working on this in 2017 - a full 3 years before it completed - and our earliest meetings even pre-dated the creation of the Vertus brand. At that time, a lot of talk was around the creation of brand value as the pace of building delivery in the UK really started to increase. Newfoundland was the first building where an Operator set out to achieve this with a prime product and through careful and considered design, of each and every apartment - and kudos to them for that. We designed an entirely bespoke range of furniture for the whole development, challenging our global manufacturing supply base through multiple sample reviews, each finessing both the product itself as well as the final look and feel of the apartments. Since Newfoundland, and as its success has become more widely appreciated, there has been a slowly gathering appreciation of the power of design - to elevate and differentiate not just a single building but an entire brand. I've toured it with customers from Australia's emerging BTR sector (thank you Vertus!)and it's clear it's a landmark building globally in the sector. Great value will be generated in the global living sector by the developers and operators that see that great design is appreciated by residents - and that means apartments will rent more quickly and frankly, for more money. More players need to realise that the apartment is the product, and design from the inside out. Vertus’ landmark Newfoundland Build to Rent development standing proud and tall at 220 metres high. Launched in May 2021, the prestigious 58 storey building, designed by HCL Architects, is an architectural and engineering masterpiece distinguished by its diagrid structural design. The scheme includes 636 apartments and a wide range of amenities. The development is located at the western end of the estate and offers views eastwards over Canary Wharf and Docklands, and westwards towards the city. Southwark Council has given the go ahead for the redevelopment of a former gasworks site on Salter Road, Rotherhithe. We have designed 151 new homes which includes a significant amount of public realm including a new central garden and play area designed by HTA Design LLP. The scheme provides a mix of terraced houses and robust apartment blocks, that respond to the low-rise suburban character of the area while delivering much needed new homes for Southwark. "The buildings and the public spaces work together to form a coherent new neighbourhood with a strong sense of identity. The architecture of both the townhouses and the apartment blocks take their cues from the former terraces of dock worker’s cottages and larger Victorian warehouses that used to populate the area, while remaining true to the time in which they are being built.'" The rapid growth of cities in #Africa has a detrimental effect on the quality of life within the cityscapes due to eradication of vegetation to pave the way for buildings.
