Understanding Key Architectural & Construction Terms In the building industry, there are several factors which can affect the property value, such as home size and usable space, location, age and condition, upgrades and updates, renovation potential, economic factors, neighbours, street and name number. Of course, architects can’t help in the choice of the neighbours but they can indeed help with maximising the usable space, with upgrades and updates and with potential renovations. There are three essential areas where issues might affect not only the conditions of your house but also its energy efficiency; they are structures, insulation, condensation and rising damp. All these areas have specific language and as architects, we often use technical jargon that might sound unfamiliar to those outside the industry. Whether you're a client, a builder, or just curious about architecture, it’s helpful to understand some of these common terms: 🔧 RSJ (Rolled Steel Joist) An RSJ is a steel beam used in construction to support heavy loads, such as in the structural framework of buildings. It’s a critical component when creating open spaces without internal walls, providing strength and stability. 🏗️ Lintel A lintel is a horizontal beam placed over an opening, such as a door or window. It supports the weight of the structure above it, preventing the load from bearing directly onto the opening itself. 💧 Damp Proof Course (DPC) This is a protective barrier integrated into the walls of a building, usually near the base. It prevents rising damp, where moisture from the ground can seep into walls, causing damage and mold. 🌬️ Air Bricks Air bricks are perforated bricks installed in external walls. They allow ventilation under suspended floors, preventing dampness and maintaining air quality within a building. These are just a few examples, but they play a crucial role in the safety, functionality, and longevity of our buildings.
