Directors from Hines and Howard Hughes Holdings Inc. told the audience at the NATIONAL ASSOCIATION OF REAL ESTATE EDITORS conference in Austin that the cost of mass #timber buildings is decreasing. This is significant for several reasons, including expediting the construction process and importantly, offering a much more #sustainable alternative to concrete and steel. Costs may still be 5-10% more expensive to build, but increases in leasing velocity are making up for it; a very positive trend for future adoption. Bisnow highlights that using timber rather than concrete and steel typically emits about 30% less carbon, and the figure for carbon savings can be as high as 70% once carbon capture is taken into account. Our 6th project in Aluprof's digital Advent Calendar is a #Passivhaus project. Greenhaus, a landmark nine-storey development of 96 affordable homes in Salford, opened its doors in March 2024. Built to the rigorous Passivhaus Classic standard, it’s the largest development of its kind in the North West, delivering homes that are not only affordable but also energy-efficient and environmentally friendly. Located on Chapel Street, part of a significant regeneration area, Greenhaus offers one- and two-bedroom homes across tenures like social rent, affordable rent, and rent-to-buy. With features such as triple glazing, air source heat pumps, and advanced insulation, residents benefit from lower energy costs, exceptional air quality, and a healthier living environment. Designed by Buttress Architects, the project incorporates Aluprof UK MB-104 PASSIVE SI (https://lnkd.in/eAqh-Hm6) and MB-TT50 (https://lnkd.in/eHJQbk8X), Passivhaus certified door/window and curtain wall systems. Aluprof systems are installed and fabricated by LDG Contracts LTD for Eric Wright Group who was the main contractor of the project. The project is part of the Salford Central masterplan, delivered in partnership with the English Cities Fund, Salix Homes, and Salford City Council. With support from NatWest, Homes England, and GMCA, Greenhaus demonstrates the potential of collaboration to address fuel poverty, sustainability, and the housing crisis.
