A common question we get asked is "Why would I need to use an asset based bridge loan?" Most common response is "time". The second most common response is "we can structure complex deals" that a bank or institutional lender may just not want to touch. Here is a recent funding we just closed referred over from a Wealth Manager in our network. His client owned a rental property with another investor as Tenants In Common. 1 wanted to sell, the other wanted to keep the property. We structured an "acquisition bridge loan" for 1 of the owners to acquire the other 50% interest. Our resulting loan was secured against the new 100% interest in the property.
